Why isn't my flat selling?

Not really an AIBU sorry.

I'm selling my flat at the moment and not getting much interest. I know that ultimately it'll come down to price. But that aside, is there anything in the description or photos that would put you off?

It's in SE London. 3 fair size bedrooms, one tiny box which is only big enough for a single but perfect as an office (which is how I currently have it).

Top floor, so no chance of outside space, which I think lots of people are looking for. Lease has been extended.

The lounge/diner seems small compared to the rest of the flat, and very narrow looking.
Can you dress the office as a bedroom just while you sell ?

Too much furniture in there. Needs dressing with some colour and style, so it looks welcoming. Currently, it looks very drab and soulless.

It’s a nice flat but the living space is small compared to bedroom space. The lack of outside space will be a big deal: it’s less of an issue for one or two-bedroom flats but a family-size property without any space at all is trickier. The property looks quite shabby from the outside, many people will wonder about future maintenance costs. Add to that a slower market generally right now and that’s the most likely explanation.

I might be being picky, but I was surprised that the first photo wasn't of the outside of the house. I'm not sure why but that is always the first thing I expect to see.

The master bedroom with armchairs looks lovely, however the living room is tiny. I think that would be off putting.

First of all, I love the bookshelves in the bedroom- really envious!

But yes- small living area, and the eaves could potentially put people off the upper floor- it can feel a bit claustrophobic and limit where you can put furniture etc.

But ultimately.. it’ll be the price.

Reception room is a bit small. Any possibility to present bedroom one as the living room and living room as a bedroom?

The first photo is the bedroom with slanted ceilings, it gives an immediate cramped kind of feel.

The bedroom with the "library" is beautiful but where do clothes go?

Agree that the living room seems small - you have a single sofa yet it's a 4 bed flat. The living room seems like it's from a 1-2 bed flat. I think this is the main issue.

The bathroom is gorgeous, kitchen looks great.

I’d never buy leasehold personally so that would put me off. The kitchen looks very tired too, needing to replace it might put people off.

It looks really nice tho I would add some more staging touches like flowers on the table, fruit in a posh bowl on kitchen counter , some nice bed cushions (2, not a pinterest 7) & more plants & wall pics in sitting room . I did viewingsvas a p/t job for ages & those little things tho they sound silly, elevate you above people who leave it messy or tired looking. How is the location? Decent area or bit dodgy at night? That could be it. Are you priced the same as others in that range?

Personally the living room is too small for me. Feels very claustrophobic. Could you get rid of the dining table and then move the furniture around, might help make it look bigger. I would say that overall the small living room and no outside space is the problem.

Could you make the room with the bookshelves the living room? The living room is SO small and looks really cramped. Also could do with some pictures on the wall.
Honestly it just looks tiny and more like a 2/3 bed than a 4.

On the plus side it's nicely presented and the building looks good from the outside. Negative - kitchen is tiny and living room narrow. The proportions arent great. I wouldn't buy somwhere with sloping ceilings. Get feedback from the estate agent.

The advert is misleading because it says 4 bedrooms. Had you not caught that?

The pictures all make the rooms look really small even though they aren’t on the floor plan.

the orientation of your lounge is a really tricky one because it’s long and thing but the photo makes it look even worse.

it’s a great area though so that shouldn’t be an issue.

Its not 4 bedrooms
A floor plan on the listing -l know you can click into it via the brochure but it’s easier for people to access in the listing

I really like it! It looks all bedrooms and no living space though...

Can you make the living room look any bigger? Have a move around? The TV on the glass table in particular looks a bit odd and not quite right. Remember people will likely spend the bulk of their time in the living room rather than the (lovely) bedrooms, unless it's used as a flat share.

I don't think it helps that the first picture is the wide blue bed as it's a bad picture. And only one of the kitchen but three of the bookshelves.

It looks good overall though.

I would say, for a 4 bedroom flat, especially duplex, in East Dulwich, that's a really good price! And a gorgeous flat. Sorry it's not selling so well. Unfortunately, 4 bed flats will mainly appeal to those with kids and being the top two floors could be difficult with young children.

Your lounge looks tiny and instantly put me off. Some of the bedrooms have too much furniture.

Overall, it looks small and cramped.

The placement armchairs in the bedroom looks odd, maybe move one of them to an other room or put it in another corner.

Also living room looks small and the furniture arrangement doesn’t work, especially the TV in front of the radiator. Can you put it on the wall maybe? Or turn the wooden cabinet around and put the it on that. Table would also be nice in front of the window 🤔
