Why isn't my flat selling?

Not really an AIBU sorry.

I'm selling my flat at the moment and not getting much interest. I know that ultimately it'll come down to price. But that aside, is there anything in the description or photos that would put you off?

It's in SE London. 3 fair size bedrooms, one tiny box which is only big enough for a single but perfect as an office (which is how I currently have it).

Top floor, so no chance of outside space, which I think lots of people are looking for. Lease has been extended.

Why buy a flat with 160 year lease when theres many others with better leases etc - and not atic rooms etc etc

Probably better to either extend lease further

Also - the market is v slow atm

Chance of maybe 4 percent rates next yr

Many who want to buy / move are waiting til at least spring etc

My friend has a London flat

Flats generally arent doing too well atm anyway

Plus its over priced

My family have 2 properties on the market - people are cautious atm

It is overpriced (look at 2019 prices for the block up-thread) the service charge means you would be shelling out silly money over a few years for...what? And people can now borrow a lot less so they are no longer just looking at the monthly payments to be near a tube station or whatever.

Hi everyone. Thanks again to you all for giving me feedback. I've moved the flat around and made it look a bit more loved.

It's still not a palace but I hope it's enough to sell it in the new year. I've had some new photos done too so fingers crossed.

I remember your Rightmove pictures from the first time you posted. You have been busy! Looks much better imo. Is there any storage (wardrobes/drawers) in the bedrooms - if there is it would be worth showing.

ps. your floor plan needs updated to indicate the new layout / potential 3rd bedroom as it could be confusing

So much better! Brighter and coordinated throughout. I like that you’ve made the room everyone liked into the main reception now, but the floor plan shows it could be reverted if needs be. Great job, and good luck with selling!

The living space is more compatible with a 2 bed. I would not consider it as a 3 or 4

Photos and layout looks much, much better (I bet you'll decide you don't want to sell now!) - but make sure you get the agent to tweak the description and the floorplan to reflect what you have changed, as they no longer match the photos.

You should consider redoing the outside photo too, op.
It's very untidy, with a £2400 service charge. It's hard to see where this is being spent.

You need to ask yourself why would anyone want to buy this as it stands?

  • It is small
  • the slopping ceilings makes the place seem even smaller
  • no outside space
  • high service charge
  • no mention of ground rent
  • no particularly attractively decorated (looks a bit sterile)
  • streets seem to have a lot of council housing nearby.

I think rebranding it as a 3 bed plus office room would be wise as well as trying to improve the decoration a bit so it is more cheerful and get the agent to re-do the pictures.

Also consider a reduction in price.

Hopefully things will pick up in the Spring so you have a bit of time to work on improving your listing.

Much improved op. It now looks.like a spacious two bedder. It's a good flat for the area.

May I gently venture that you need to change the agent - Foxtons overvalue ime and do not provide a particularly high standard of service.

Looks good, all comes down to price though, PropertyLog is showing that sellers in that area are no longer shy about cutting price (from quite silly starting prices in some cases TBF) 75k and 50k cuts popping up more often now.
