Head vs. heart issue.

I’ve fallen in love with this house but it’s on the small side for me & two teenagers.

It’s at the bottom of my price range so the alternative is a big, four bedroom new build type with all modern bells & whistles.

I’m worried that this house will suit me down to the ground but will be too cramped / too much of a compromise for two growing kids.

It is a beautiful home, but unless you can fit in another loo somewhere, I’d rule it out.

Well, I wouldn't choose 'modern new build' over that in a million years!!

all the modern new builds we looked at had much smaller bedrooms! And teething problems!

It is lovely, but I would say a bit on the small side. Also, new builds are so much cheaper to heat etc. my house is new and even last winter it never went under 16 degrees inside. I feel like this house might get really cold? Also, if you live into a new build less than 2 years old, any issues are sorted, any issues here are entirely your problem?

It is my gorgeous though and so cheap!! I can see why you’re conflicted! Good luck!

It's got 3 decent bedrooms, so you should be able to manage. Plenty of off-road parking. Beautiful house and lovely back garden and view.
I'd be a bit worried about potential development at the back. But it's really nice. In fact I'd take this post down, you could alert a rival buyer!

Yes, I’ve looked round in person, taking the kids to have a look tomorrow.

There is a main bathroom & a separate loo.

I'm not sure you'd get more floor space j a 4 bed new build.
I think it is plenty big enough. My main concern would be heating it - it's epc E even with a new boiler.

I wouldn't buy a house that had 2 bedrooms with sloping ceilings (unless you're all very short!)

The house overall is nice, and I'd never advise going for a new build!
The bedrooms aren't that big and the lounge looks tiny, but if those wouldn't be issues it looks fine otherwise!

Declutter and have less stuff. You never need as much stuff as you have.

I think that’s fine for 3 people. It’s beautiful and I’d buy it for the windows and the arched doors alone!

That’s a good sized kitchen-diner. I’d be tempted to have a smaller kitchen table in the middle of the kitchen area and release the other end of the room for a comfy sofa and tv so you have 2 living areas which might make you feel less on top of each other

It's gorgeous and not too small at all. The bedrooms look a decent size, and let's face it the teenagers are likely to spend most of their time in them anyway. But it could be quite expensive to maintain, and it's not very energy efficient, so need to work out running costs roughly into your affordability.

I personally think space is more important to me than I used to give it credit for. I’d choose bigger house.

As depressing as it sounds teenagers won't be teenagers forever. Wont be long till they've flown the nest. Look for a house to suit now and then.

It looks large enough to me. Theres a 4th room doenstairs you could convert into a teens hangout/snug/living area too.

New builds are VERY overrated. We bought a new build in a non large estate location and have still have had major issues.

Exactly this!! It's beautiful. I love it and what a bonus to be surrounded by fields.
Your children are teens so only a few more years before one of them may move out...

It's gorgeous. I'd buy it over a new build in a heartbeat. I'd be tempted to see if there was any way to add an en suite toilet to the bigger room. New builds are often not built as well or big and have lots of snagging issues. Also if your teenagers are quite independent older teenagers or plan to go away to uni it's manageable now and when they fly the nest. Definitely a bigger heating bill though

If has 3 decent size bedrooms plus a study that could be used as a guest room if you wanted, so hardly tiny! It would depend more on location for me.
