Head vs. heart issue.

I’ve fallen in love with this house but it’s on the small side for me & two teenagers.

It’s at the bottom of my price range so the alternative is a big, four bedroom new build type with all modern bells & whistles.

I’m worried that this house will suit me down to the ground but will be too cramped / too much of a compromise for two growing kids.

is this a wind up? Some families live in pokey flats. There is a massive kitchen and sitting room as well as a lounge.

I think it’s absolutely beautiful and very large and spacious. With separate spaces downstairs. I don’t understand why you wouldn’t think it would be big enough! I’m living in a much smaller house with a current teen, a 5 year old and a baby on the way 😂 I’d go for it, it’s absolutely gorgeous, and will make a lovely home.

For people questioning the definition of small, it’s the small third bedroom & lack of storage which is my main concern.

The downstairs is perfect.

Two out of the three bedrooms have built in wardrobes, and there looks to be an airing cupboard?
the small bedroom is bigger than most small bedrooms I’ve had in my houses, our small bedroom fits a single bed and nothing else.

If you love it, buy it. It looks gorgeous, and what a view! Our 3 bed semi is much smaller and has coped with 4 of us. DD was small when we moved here and DS was a newborn. They are now adults and managed perfectly well!

How old are your teens? If one will soon leave for uni etc then it’s worth y you won’t need as much space x

I thought the same. Also, beautiful? I’ve seen sone beautiful period houses and this isn’t one. The bedrooms are soulless and cold looking.

I must be very strange but I don't like it at all. As a few others have said it looks a bit depressing . Maybe it's just the decor ?
It looks cramped , don't like the stairs in the sitting room .
But I love modern homes and would be stressed living in a house like that !

Wow it’s stunning and I’d go for this if I was you. Give the kids the bigger rooms as you know what growing teens are like for leaving their bedrooms and that means you get more peace downstairs xx

My neck of the woods so i know the village really well.It is a lovely village .Buses run regularly to Chester ,never used them as i drive .You have some small shops but for things like clothes and shoes you would need go further afield like Chester .I would absolutely go for your teen's will grow up and move out ,you could make it work .

The interior looks fantastic, full of character, in great shape and pretty spacious. It's a shame they have paved over most of the garden, but you could fix that.

If that is the bottom of your budget, I’d consider trying to buy the field with the rest of your money so that you can be sure no-one else will build on it.

If i owned this house i think I’d be quite upset to see it being pulled apart online in this way. It’s their home and I know that any publicity is good, but did they consent to this thread?

If there was scope to extend I’d say yes. This would be far too small for me and my 2 teens. Tiny garden a well which is fine if you’re not an outside person

I think it's lovely and plenty of space for 3 people.

Those beautiful fields would have me totally on edge though and I'd not consider it if the views were a core reason for why I liked it.

It’s gorgeous. The views are lovely and it’s not that small. And it’s in a lovely part of the UK.
Your teens will probably be off to Uni or moving in with partners in a few years and you won’t be stuck with a big house to rattle round in. Go for it before it’s snatched up.

Gorgeous house but bedroom three looks very small and with sloping ceilings too. Teenagers spend a lot of time in their bedrooms, so that’s an issue. Would you be willing to take bedroom three yourself?

Personally I'd let the one who has the smallest bedroom use the downstairs study as a den, on the proviso that if whoever has the larger room moves out first, they then take that and free up the study again.

I wonder if the OP is still reading and what they make of all the comments for pros and cons.

It's gorgeous and you have plenty of room out back to build some sort of escape boy/parent room! Doesn't look cramped at all, just invest in that extra space if it does! X

Agree with early poster, you need a second loo. Would you have enough cash to build a minor extension beyond the kitchen, where the sheds are, for a downstairs loo and utility?
Alternatively convert bed 4 for this purpose, could also give you room to store outdoor clothing etc

Love it. Plenty of room for you and 2 boys. Love the period features. Check sny proposed planning on field behind. Is there a bus to town or walkable to station and schools and shops?
I live in a very old house. Love it everyday.

There’s a second loo in the cloakroom by the front door, it’s pictured on the listing.
