Head vs. heart issue.

I’ve fallen in love with this house but it’s on the small side for me & two teenagers.

It’s at the bottom of my price range so the alternative is a big, four bedroom new build type with all modern bells & whistles.

I’m worried that this house will suit me down to the ground but will be too cramped / too much of a compromise for two growing kids.

I absolutely love it. My only concerns would be potential building on the fields and how busy/fast the road in front is. If it’s structurally sound and in good order then I would definitely consider it.

I love new houses and have only bought those. Especially now due to the costs to heat etc.

But that house is really beautiful ! Love the doors and stained glass windows ❤️

My reservation would be the staircase coming out of the living room which would mean it would lose heat, and that I would prefer a slightly bigger garden. But obviously the garden is a matter of personal taste, and maybe you could block off the staircase? It seems easily big enough.

How old are the teenagers? Is it reasonably convenient for pubiic transport and schools for them?

This would be a concern for me. I would definitely check the status of that land, if it was part of the local development plan. It’s a lovely house but having a housing estate at the back rather than a big field would make it a lot less lovely.

The EPC rating is pretty poor as a previous poster mentioned. I'd cost up the improvements needed to improve the insulation otherwise it'll always be cold and/or expensive to heat. The EPC gives a list of suggested works and cost ranges but don't rely on those.

I love it. It’s a yes from me. I will take character and charm, and it’s plenty big enough, there’s the extra room downstairs and like a pp said, the kitchen is big enough you could fit a sofa as well as a dining table so you could have a separate kitchen with table and a seating area plus the living room and the extra room, wow, take it! The windows, the entrance, the stair landing, the arched door, cute powder room, the views, move in ready, what’s not to like? Small garden but hey. Cute as can be.

What am I missing? It looks plenty big enough for a family of 3. It even has an extra room on the ground floor!

Hm i actually think it's not that small at all, three bedrooms so they each get their own. If they're both teens in a maximum of 5 years they'll both be 18 and potentially looking to fly the coop and go to uni, move out. You will likely be there much longer so you should factor that it in.

No real garden would be a deal breaker for me but if that's not your thing then it won't matter and teens are passed the age of needing endless garden space to run around.

I would go for it!

Beautiful glass! It's a bit dinky though, more of a house for you and visitors once the kids have moved on. Is that likely to be soon? There's not much living space. The sitting area is basically an entranceway / bottom of stairs / walkthrough, i.e a generous hallway with a couple of small sofas plunked in. The vibe is welcoming hostelry, rather than comfy home for 3 (almost) adults to sprawl in. The big test: how would you feel about being locked down in it, with your teens?

Fuck me, it's a detached 3 bed house for 3 people. Separate kitchen and living room. Even a spare room downstairs for whatever use. 3 good sized bedrooms. Bathroom and downstairs loo. It's hardly an onerous way to live.

Why is this considered small???

My primary concern would be that field - do they muck spray it every year? Will it be sold off to a developer?

Secondary is location. Are your teenagers going to be able to get themselves to school, college, jobs, friends homes etc?

I think it looks great. You won’t come across another, and it’s at the bottom of your price range so you can make it your own over time. I think you’d regret not going for it.

I looked at the pictures, thought oooh,it looks like a church, haha. Course this IS Mumsnet,so anything that doesn't have bedrooms in excess of 4mt by 4mt for each child is not acceptable
Personally I loath souless,pokey new builds. I live in the SE corner of the UK,am amazed that this is council tax band D, it would be a G here.. I would get an idea of fuel bills from current owners
