Head vs. heart issue.

I’ve fallen in love with this house but it’s on the small side for me & two teenagers.

It’s at the bottom of my price range so the alternative is a big, four bedroom new build type with all modern bells & whistles.

I’m worried that this house will suit me down to the ground but will be too cramped / too much of a compromise for two growing kids.

Oh it's beautiful! (But I am an older house girlie - our current one is 1920s, previous house was 1930s)

The stained glass - that's amazing. I've got stained glass in my office window and it just makes me smile when the sun comes around and shines through it and I get little splotches of bright colours dancing everywhere.

There's been lots of good points raised about suitability but whether it's big enough for one adult and two teens wouldn't even be on my radar.

Don't overlook the downstairs room which could be really useful in terms of space, storage, accommodate a sofa bed etc. I think it's big enough for the three of you in light of that.

Do check how busy the road is if it's directly on it. Any cats to worry about? you don't want to be frightened of them getting run over.

Looks great for 3 people! Two might leave home in the next few years anyway.

Personally I'd go new build, as you don't know about any lead or asbestos or anything in something older. Just me though.

I'd take this post down though! What if someone else sees if and thinks it looks good too!?

it's a lovely house- wow
not being deliberately competitive but we're a family of 4 (2 teens) in a smaller house set over 4 floors! we only have one loo which can be an issue, but looks like "yours" has 2?
we also have no entrance hall/porch which is a right pain, but yours very much does.
other than loo/porch situation, I find the size of ours fine (our bedroom is small but acceptable and the kids each have a good size bedroom)
the main problem with ours is the many floors- so yours looks great to me!
However, ours is in a quiet street and the main Wrexham road would be a deal-breaker for me and our cat!! But that doesn't seem to be your concern.
As another poster said, the land behind you may end up being built on- again, it would be unfortunate but not a deal-breaker for me.

I can also see some spaces where you can have extra storage built in. New builds are vile in my opinion, often lack storage, rooms are tiny, and the building materials offgas toxic fumes for a few years.

It’s lovely. If possible you could extend slightly out the back to make a living kitchen so you have two lunge areas. I would also put you or one of the teens in the study downstairs and turn the loo into a wet room with shower. Then use the third bedroom as a communal dressing room, fill with rails and an ironing board and voila!

I think it’s great. Storage- you could always have a shed or something built to the side. The third bedroom looks fine to me. And (sad as it might be) if they are already teenagers they might well be not around quite so much (even before they leave for uni/ work/ relationships) so it’s important it works for you long term. Otherwise you could find yourself in a massive modern house on an estate milling about on your own!

It is beautiful! After my last horrible experience I would always go with my heart from now on! It has plenty of room for three people!

The only thing that would bother me is the land at the back - what's happening with that?

I think it's lovely! And more than adequate for you and 2 teenagers! The bedrooms all look a decent size and there's plenty of living space. Plus, it's manageable for someone living on their own, which presumably you will be in a few years?
It has lots of charm and character, and looks a really "friendly" cozy home, which these new builds aren't so much.

I'm buying for the stained glass alone if you don't! My ambition in life is to have a house with a round stained glass window. If I ever find that, I'm off. Do it! You love it!

It's a really lovely house. Have you looked at it on Streetview? There's a thing that would bug me, because I am grumpy about intrusion! and that's that the terraces all seem to keep their bins in the space between you and the one that neighbours you (there's no wall or fence), so I would probably find that row of a dozen being accessed every time someone has some rubbish or recycling (at least 10 can be seen on Streetview) outside the kitchen and study window quite annoying, but I am, as I said, of a grumpy nature.

There was nothing abrupt about asking if OP would struggle fit 3 people in a 3 bedroom house. A genuine question which OP has answered by saying one of the rooms is smaller. Grow up.

I really like it but would not buy it because of the stairs coming off the living room.

I lived in a house with the stairs in the living room and vowed never again. It was almost impossible to keep the living room warm but the landing was always hot!

I think you have probably queered the pitch a little here OP by saying it’s this or a new build. The two options are chalk and cheese. Is there no middle ground?

I also find it quite hilarious that people are prepared to dismiss ALL new homes on the basis that “new builds are vile” etc. “new build” is literally a descriptor of the age of the property only, it tells you nothing at all about the style other than “not period”.
