Why is this house so incredibly expensive?

I've been looking at property in Exeter for a while, and this one is way out of line with everything else available. It's the best part of a million quid. What's going on here? Just why? And why would an estate agent let a seller put a house on the market at a massively inflated price?

@WingBingo Oh, that looks lovely. Sadly, it's smaller than I'm looking for, and a too far out - but the best of luck with the sale. I hope you find a good buyer, and that everything goes smoothly. Thanks for posting.

I actually love that house. (I'd probably keep the decor too...) I do think it's hugely overpriced though. Surely it's an error?

I don’t find Kennford too far out btw.

4 minutes to Alphinton from here. But then I am moving to somewhere less rural which will benefit DC when older

It's Topsham. Topsham is horrendously expensive these days.

Snob value (Topsham is not Exeter) and potential value. A lot of houses round there are either massively extended or knocked down and rebuilt.

It's basically a plot of land that happens to have a house on it.

Yes I imagine that's it, you're buying the plot rather than the house plus Topsham was 'naice' 30 years ago and I doubt much has changed.

I would guess, as no chain, and looking at photos, that it’s an executor sale, and the price has been set by the family, as is their prerogative to decide what a property is marketed for. Probably just hoping that somebody comes along and goes for it.

  2. It has parking in Topsham (which is extremely valuable)
  3. It would probably be very easy to get planning permission to turn into something bigger, better and more attractive

Who spends that sort of money on a house🙄 I'm always looking at property near us in Cheshire East and in and around Dundee in Scotland and that sort of thing wud be around the 300k mark..give or take 50k.
Is it really that special down the Exeter way?

Looks like it would be aimed at an investor or builder. Quite a large plot and could easily fit a couple of houses on it if planning agreed.

Maybe flying a kite , but also expensive area
possibility of building plot in garden?
or knocking it down and doing two new builds
call the agent and ask

It’s not Exeter. That’s why. South Devon is v expensive. Topsham is ££££
