Why is this house so incredibly expensive?

I've been looking at property in Exeter for a while, and this one is way out of line with everything else available. It's the best part of a million quid. What's going on here? Just why? And why would an estate agent let a seller put a house on the market at a massively inflated price?

Is it really that expensive? 3B, detached, freehold, garage, large garden. Just the plot of land by itself is probably pretty valuable.

It’s not overpriced. It’s .1 miles from the station, .3 miles from a school. Double bedrooms, cul de sac. That house would be well over a million in my area at same distance from amenities

You can see by looking at other properties for sale with the same estate agent that it is overpriced so the vendor overruled the agents valuation.
It says no onward chain and it is dated so probably a probate sale. Sometimes people get greedy as they have no rush to sell and hope for one buyer to come along and pay far too much.
And @ThankmelaterOkay is very rude.

Not sure if someone has mentioned this as haven’t RTFT but parking in Topsham is a nightmare so the fact this has off street parking for several cars will massively up the value.

It’s not a typo, next door looks like it sold for £922k in 2021, so they will get £900 easy I imagine. The garden looks lovely. Anyone saying ‘’oh it’s a bit dated!’ Hasn’t got a clue, it will get the full renovation treatment. No one paying £900 would live in it like that. It’s quite big already and you could put a lovely extension all along the back with full glass doors. It will be beautiful.

Totally agree about all those recoiling in horror at the pink bath (and the twats moaning about "boomers" not painting everything grey for them) - utterly irrelevant.

It’s slightly overpriced for the area and condition but not by much at all. Personally I could never move to Topsham, it’s Surrey-on-Sea with second homes and pissed off, priced out locals. My hometown, not far away is going in a similar direction and it’s heartbreaking.

Bought a house, worked hard all my life to afford it , brought up a family. Still living in said small semi detached. Boomer, what a nonsense.

Topsham is in a league of its own when it comes to house prices. I live not too far away and I don't think it's actually worth it to live there Blush

If you do love to Exeter, you will love it the area is great. I grew up round here and then moved back to bring up my child and all my friends and family have never moved from the area.

Just avoid Lympstone, Exton and Topsham, crazy money!

Some estate agents now base their contract sale commission on the initial valuation of a property, its in the small print. Which is why I think I see so many homes near me go on at ridiculous prices, only to get reduced a couple of times, sometimes quite significantly, before they actually sell. But the agent gets commission on the initial valuation, so perhaps an element of that here too?

@Moveoverdarlin well if it last sold in 2021 for £922k the owners clearly didn’t update or renovate it so there will be people who move in and do jack shit to the house. I’d be questioning what was wrong with it that the owners are moving out that fast after spending that amount of money on it though.
