It’s so difficult to know what to do in the current market, so I’m grateful for any advice/tips I can get!

Have fallen in love with this house (obviously haven’t told the sellers this). I want to offer but simply don’t know where to pitch it. It seems to have been reduced by £50k since originally going on the market (not sure why) though the owners say that they’ve rejected at least one offer they’ve had because it wasn’t at a number they could accept…so I’m guessing maybe they aren’t totally desperate (?).

Help! Minefield!

That looks like a seriously, seriously cold house. Will be an absolute bugger to heat. Maybe get them to determine the energy rating before you offer.

Absolutely beautiful house OP.

I'd offer £550k and go from there. With the rise in interest rates/energy costs this house has got so much more expensive every month.

Exactly, and less people will be working from home and need the space, plus 600k is a complete piss take anyway, I would start at 540k if you really must have it, and work down from there.

Has anyone else wondered whether @HouseBuyingNovice2022 was actually the owner, trying to drum up interest in a house that most people wouldn't consider because:
no private parking
no garage
no access to the back garden from any of the living rooms
it's built into a bank
it's single glazed
it's got an oil boiler: if they've refurbished in the last couple of years they really should have gone with an Air Source Heat Pump.

I wish you could get houses like that for 600k in my area! It’s gorgeous, I’d offer the asking price unless it’s really disproportionate for the area.

Think that is a really bad house to start off with as a "novice house buyer".

It's very hard to value but I see other properties in the area (obviously not identical) that I feel are reasonably similar that went for much less 18 months ago.

Assuming a survey didn't find any major issues then I wouldn't want to be paying more than £500K for it.

First rule of house hunting. Don't fall in love with houses.

And PropertyLog is your friend.

Hello all. Thanks again to all of you for your advice along the way. The sorry truth is that my mortgage offer was pulled, I couldn’t cobble together a viable plan B, and in the end I wasn’t, and (unless I win the lottery or similar) still am not, able to proceed😭

possible, because 600k for a 4 bed in derby is madness, let alone with an oil boiler.

and looking in the local area, any other house for that price has loads of parking glazing, 2 + floors etc etc

Yes it is, and the sooner rising interest rates put an end to the madness the better for everyone (well everyone without a Bubble Turbo mortgage)

I think what @WatchoRulo is saying is that it isn’t in Derby (which is right because it isn’t - notwithstanding the postcode it’s actually in Leicestershire).

There are some very desirable houses in rural areas in this part of the East Midlands - it's a ridiculous claim that £600k would be untold. More than that, the city of Derby where I grew up doesn't have any shortage of houses for sale in the 600-900K range.

I don't find the particular house in this thread appealing (at any price actually) but casual ignorance about the area isn't valuable.

I agree with pp, you dodged a bullet. It’s built into a bank of dirt like a hobbit house. Think of the issues and the ick factor of having half of the back of your house underground. No thanks. Be very glad fortune smiled on you and took away your opportunity of moving into a less than ideal house.
