It’s so difficult to know what to do in the current market, so I’m grateful for any advice/tips I can get!

Have fallen in love with this house (obviously haven’t told the sellers this). I want to offer but simply don’t know where to pitch it. It seems to have been reduced by £50k since originally going on the market (not sure why) though the owners say that they’ve rejected at least one offer they’ve had because it wasn’t at a number they could accept…so I’m guessing maybe they aren’t totally desperate (?).

Help! Minefield!

Op what is your strategy from here now the owner knows about this post?

Come clean, apologise for any unintentional upset and offer full asking with decent contents thrown in?

How would others ride this one out?

If it is your house why would you post this? You could scare off a potential buyer. I can’t believe the vendor would actually post this.

its a nice house - I’d go 575k but that still seems expensive - I’m in Buckinghamshire which is expensive & imagine it would be a similar price here. Doesn’t look massive & I don’t like the mismatching tile choice in the bathroom 🤣 also the basin is tiny!

The lounge is teeny tiny. Far too small for a family home. I wouldn’t be offering. I think OP has been dazzled by the fancy fittings.

So you can get something like this for 1.2 Aussie? Damn you guys are lucky. How gorgeous is it. I live on acreage and spent about the same but my house was built in 2000. It's not quite the same. Though starting to realise that when you get a horse and a pony it doesn't matter where you love. It's a pain!
To get a house like that , even rurally , you are looking at 2 mill at the least. There aren't that many so people snap them up. Anything around 1900 is worth a fortune.

Wages in Australia are much higher than here

Does it back on to a hill? It looks like the ground floor only has windows to the front and the first floor is at ground level at the rear? I would make sure rhe survey does a thorough check for damp.

Also the parking situation would concern me.

i don’t believe it is the vendor who posted, just some bored troll. If it is the vendor then surely they would just ask for the thread to be taken down.
Also, the list of thing you wanted included in the sale, aren’t they classed as fixtures and fittings?

e.g. the cast iron rads, certain light fittings, possibly blinds, possibly certain appliances (yep, the range is lovely isn’t it?!), the fancy light switches, etc, stuff like that).

radiators and light switches shouldbe part of fixtures and fittings and if they are planning to remove, then the house would be worth a less.
So do not include them in any negotiations. Only include things like the range cooker.

The reason utility rooms are downstairs in UK is because we used to hang lots of wasing outside. If you fancey upstairs laundry room doesn't have space to hang everything tot dry, then in the current climate, as we try and stop using expensive and unecological tumble dryers, you may prefer something closer to the back door.

Whatever you offer, please be honest about your finances.
We received an offer on a(probate) flat in June. We were told the buyer had sold their house and were ready to go. It turns out that it wasn't sold, it was sstc which is different.

We are now having to deal with the emotional impact of checking on the empty home of a loved one regularly, increasing the emotional turmoil each time. Lives are on hold as a result.

This is so silly. If I, as a vendor, had the opportunity to see what my potential buyer was willing to offer and subsequently actually pay/counter offer...I would be gleeful at finding this thread and would be keeping a very close and very quiet watch of it!

It has a pretty poor energy efficiency rating of E (48%) although that was done last time it was on the market in 2013 so isn't up to date. I'd want to know how much of the suggested improvements the current owners have made since they bought it.

Beautiful house. And renovations well done. I see the William Morris shade in the dining room and window treatment. Looks to me as if the owners initially meant to stay in the house with as much money they’ve put into it. Clearly they did not intend a quick fix and flip.

I would ask myself if I offered less, would I be ok with losing the house to someone who offered asking? That will guide you. I also saw the same listing with slightly different pictures, not sure when that was from.

Also, my only concern is as pp said, the back of the ground floor seems to be underground. That could mean damp and mold issues. I’m not sure I would buy just based on that. But, it is a very nice house, otherwise, I would definitely love it, I even like the decor except for very dark walls in one room. Good luck whatever you decide.
