It’s so difficult to know what to do in the current market, so I’m grateful for any advice/tips I can get!

Have fallen in love with this house (obviously haven’t told the sellers this). I want to offer but simply don’t know where to pitch it. It seems to have been reduced by £50k since originally going on the market (not sure why) though the owners say that they’ve rejected at least one offer they’ve had because it wasn’t at a number they could accept…so I’m guessing maybe they aren’t totally desperate (?).

Help! Minefield!

The price fall is due to a slight move on house prices with the beginnings of a fall in prices, we live in Berkshire and are seeing the same. Houses that were whizzing off the shelves as soon as they came on are now hanging around longer. Its a lovely house, they clearly have done a lot to it. It has pretty much doubled in price in 8 years which I guess reflects the amount of work that has gone into it. Ive always found that if we go in with the full asking price....we will be cheeky and say 'we will offer full asking price but would ask if you to leave the range cooker and the ....whatever else you would like left' and usually you get agreement. That is a very nice range cooker....an expensive model.

So, I think probably I might do something along these lines. I’m looking back at the pics and trying to work out which stuff I’d really like included and whether (and how - to avoid sounding really petty or “grabby”) it goes into my offer (e.g. the cast iron rads, certain light fittings, possibly blinds, possibly certain appliances (yep, the range is lovely isn’t it?!), the fancy light switches, etc, stuff like that). Thanks for your remarks - it’s reassuring to know that other people do also think in the same way!

@JennyForeigner I’m with you and also slightly disarmed by the fact that so many of us here have probably popped more than once or twice in our time to Saino’s in Melbourne for bread and milk… At well, at least I’m anonymous! Love this area, though, so also no apology for that!

Beautiful house. And renovations well done. I see the William Morris shade in the dining room and window treatment. Looks to me as if the owners initially meant to stay in the house with as much money they’ve put into it. Clearly they did not intend a quick fix and flip.

I would ask myself if I offered less, would I be ok with losing the house to someone who offered asking? That will guide you. I also saw the same listing with slightly different pictures, not sure when that was from.

Also, my only concern is as pp said, the back of the ground floor seems to be underground. That could mean damp and mold issues. I’m not sure I would buy just based on that. But, it is a very nice house, otherwise, I would definitely love it, I even like the decor except for very dark walls in one room. Good luck whatever you decide.

So you can get something like this for 1.2 Aussie? Damn you guys are lucky. How gorgeous is it. I live on acreage and spent about the same but my house was built in 2000. It's not quite the same. Though starting to realise that when you get a horse and a pony it doesn't matter where you love. It's a pain!
To get a house like that , even rurally , you are looking at 2 mill at the least. There aren't that many so people snap them up. Anything around 1900 is worth a fortune.

I think you are paying a lot for the vendors style, but if you like that sort of thing, go for it.

I couldn’t see the EPC on the details? I would check that out.

Personally I would try £580k as a first offer, and see how it goes.

Yes indeed, I don’t think the person looking to purchase the property has done anything wrong, just seems like genuinely looking for advice.

The property is on RM and more than likely has a for sale sign outside, as most people do when they want to sell.

The comments about the property have been complimenting the house. In fact it may well attract additional attention from others looking in that area.

If it is your house why would you post this? You could scare off a potential buyer. I can’t believe the vendor would actually post this.

I agree, and even if by the slightest chance it is the vendor then your house is on rightmove for all to see anyway 🙄. As the majority of people have suggested the buyer either puts in an offer very close to the asking price or the actual asking price then as a seller, I’d be quite pleased.

I am selling a house at the moment as executor not my own house. I think there has been a lot of uncertainty in the last few months and have started to feel like things are turning from a seller’s market. I have just accepted an offer £20k below asking price of £400k, but this is a cash and chain free buyer.

Offers I have turned down include one for full asking price but who has not yet sold their own and somebody that offered £15k under asking price but it is a chain of four.

It’s built into a hill. Look at the rear photo. So both floors are ground level, the ground floor is ground level at the front. Upstairs is first floor at the front but ground level at the back. Bathroom juts out.

And I should imagine that unconventional layout might make it harder to sell. Generally people want to access the back garden via the downstairs. It would drive me nuts having to go up and down to let the dog in and out the garden but I guess you get used to it. If it wasn’t for the dog it wouldn’t bother me.

But if you have young kids you can’t be in the kitchen or living room keeping an eye on them playing outside.

Given that there seems to be a fuck tonne of posters on this thread all living within a stone’s throw of the property, I think it’s more likely that the post was the nefarious attempt of someone who wants to buy the house (or is related to someone who wants to buy it), to put OP off.

Not that I think either scenario IS actually likely.

There is a similar detached house on the market nearby for 600K and this house isn't detached, it's link detached. I'd offer 550K, but make sure you have a full structural survey done.
