It’s so difficult to know what to do in the current market, so I’m grateful for any advice/tips I can get!

Have fallen in love with this house (obviously haven’t told the sellers this). I want to offer but simply don’t know where to pitch it. It seems to have been reduced by £50k since originally going on the market (not sure why) though the owners say that they’ve rejected at least one offer they’ve had because it wasn’t at a number they could accept…so I’m guessing maybe they aren’t totally desperate (?).

Help! Minefield!

Sorry I meant as rates generally terrifying at the moment and I imagine sellers might be a bit anxious about people not getting a mortgage/pulling out etc.

in that case I’d go a bit higher - go in with £580k I’d say.

Oh Gah! Sorry, everything’s a nightmare at the moment isn’t it.

Yes it’s been sorted thank you, well sort of in that we’ll be paying more than we wanted but sorted at least so less sleepless nights. Argh I also just noticed in my haste to create a new username for my mortgage post - i bloody spelled mortgage wrong 🤦🏻‍♀️

Really hope your sale goes through smoothly and you get the house. Do let us know how it goes. (Although maybe don’t put numbers if someone else on this thread is interested!!)

Apologies, I somehow overlooked your post! I saw that on the Zoopla history, too. Thing is, it’s been extended and pretty much entirely gutted and re-done so not sure how accurate the result of the Zoopla algorithm is in that scenario? 🤷‍♀️

Panelling all looks MDF
Its a very unsympathetic renovation
What is hidden under the cheap panels and the thick paint?
Are the windows secondary glazed on the inside?

First thing I noticed was the fact that it looks single glazed. Will probably be a nightmare to heat and cost a fortune. Lovely house though.

The Zoopla algorithms are shit, if you like it don’t dick about, put in an offer for what you think YOU would be happy to pay for it. Good luck.

Hi! What is their situation? Usually when a seller finds something they love, they will take a lower offer. Especially from someone who can move quickly. Similarly, if they haven't found anywhere they might appreciate a buyer who will hold on a bit and not apply pressure. It's not just about the money, it's about how easy you are going to make the process of moving on them.

Great Qs - stuff for the surveyor I reckon! I did ask about the windows though - the original sashes on the front are single glazed (there are 5 of those) with no secondary glazing, and the rest of the windows in the house (didn’t count, but lots) are all double glazed.

I think it seems very expensive but I do not know that area (I'm in London).
There's no garage and ground floor has no windows at all on the back wall which appears to be below ground. No overall size of property in sq.m. stated - so do not know how big it is. Pokey entrances.

Yep, that (and the no windows on back wall downstairs thing) is right - it’s built against a hill. It’s one of the things I love about it! The outdoor dining area (upstairs) feels like another “room” on that floor, if that makes sense, and I can see that that would really work for me.

Thanks to all of you for your advice. Lots to think about - need to get this number right (or at least not too badly wrong!)!

No garage - is their enough storage space. Can't see the energy rating - I'd check that out.
Hard to say as I don't know the area, it's amenities, it's schools etc.

The price fall is due to a slight move on house prices with the beginnings of a fall in prices, we live in Berkshire and are seeing the same. Houses that were whizzing off the shelves as soon as they came on are now hanging around longer. Its a lovely house, they clearly have done a lot to it. It has pretty much doubled in price in 8 years which I guess reflects the amount of work that has gone into it. Ive always found that if we go in with the full asking price....we will be cheeky and say 'we will offer full asking price but would ask if you to leave the range cooker and the ....whatever else you would like left' and usually you get agreement. That is a very nice range cooker....an expensive model.

@StoneofDestiny I’m ok with the no garage factor as there’s off-road parking and there’s a load of storage in the lofts so that’s all good for me. Good Q though - thank you.

@eltonjohnsglasses I live in this area already and absolutely want to stay because I LOVE ❤️ IT - so moving closer to a station (and there is one like 15 mins’ drive away which I think feels convenient enough) isn’t something I need or particularly want 😊

@merrymerrymonthofmay Maybe it’s the pics I guess? It felt a decent size when I viewed and the ceilings are high too (got to love the Victorians!) so I’m not worried about size or space.
