Aibu or is the buyer of my flat being a dick?

I’ll try to keep this as short as possible.

got an offer accepted on my flat early March, both myself and the buyer are chain free, there were some questions over the parking space and whether it was private or allocated, (it’s private and she’s been told this). So she keeps delaying saying she’s not happy with the documents proving so. So this has now dragged the process to 10 weeks (for two chain free people this is really long)
BUT it transpired today that she’s actually using the parking ‘issue’ as delay tactics as she is now selling her late mothers place and doesn’t want to exchange on my flat until her mothers place sells (it’s under offer) …..I feel like she’s taking the piss, her offer was accepted by me as she was a chain free buyer, now there’s a chain…god knows how long.

so do I give her the extra 8 weeks to get her mothers place sold (this costs me more mortgage fees and utilities) or just tell her that she’s changed the deal and that I’m re marketing my flat.

grrr so annoyed

Well done OP, it can be scary buying and selling especially on your own. I've bought/sold 10 properties over the years (I'm not a developer, just an old woman who moved around a lot) I've met some CFs along the way.

One buyer wanted us out of our home sooner than agreed. We'd have been homeless as our next place wasn't vacant so we said no. She told us she was pregnant and the midwife said her dates were wrong and she was due a month earlier so if we didn't agree to moving a month earlier she'd pull out the sale. We still said no. She didn't pull out, moved in on the agreed date and my old neighbour reported she had her baby 6 weeks after moving in! Technically, that baby was 10 weeks late! 🤣

Is the buyer also selling with the same agent? If so this may be why they are happy to delay as commission on all sales!

Re list asap and you might even get full asking price.
The other person is delaying you to suit herself so go ahead suit yourself and tell her to do one deffo CF !

Dont pull out of the sale but tell her you are continuing to take viewing. That way you still have your sale, it puts pressure on and if you end up getting the asking price then great.
Normally I'd say theis would be unreasonable, but she has been a dick so 🤷‍♀️

Definitely remarket. I bought a house with just one in the chain, it all fell through and ended up taking 18 months from offer to moving in.

£25k below asking price is a HUGE amount, particularly if you had received an offer for the asking price!!

It ain't sold until the cheque clears. You shouldn't take it off the market until it's under contract. Unfortunately the housing market brings out the worst in people

Fantastic news. We were being dicked around whilst buying a flat, no chain and cash waiting. We have him an ultimatum, he soon pulled his finger out. Some people out there are such hard work, so bloody annoying.

Yep really disappointed …if I re list I’m just worried that the market is slowing as bank interest rates have gone up. Work case scenario I can rent it for a year but I do kinda need the cash now.
It’s been renovated to a high standard and the new buyer wants it so she can rent it out.
The estate agent told me to hold fire on relishing but I guess they don’t want ti have to do more viewings for something they have technically already ‘sold’ such skull dickery

I wouldn’t be happy selling to someone who is intending to rent out from the start. Re market and choose someone who is keen to enjoy it as their home and is excited and wants it on this basis. Not someone building a property portfolio! She hasn’t the same urgency towards your specific property. Also she should have made all this much clearer from the start. Stick it back on the market straight away let her find another “bargain”

We had a buyer on moving day say she was 3k short and couldn't get to bank as had broken her leg lol. Told her surrounded by boxes to do one and she eventually paid.
She is high risk I agree. Not worth the stress and possible stunts she could pull

Think that’s called gazundeering. It’s a thing! Disgusting behaviour I was on receiving end of that once. We re marketed and had her sobbing through email but got a better buyer straight away. Yes I had everything packed ready to move!

Will be a different excuse every time you speak to her, she probably has a "BOOK OF EXCUSES" and is going from A_Z until she starts from A again! To some people, complaining is a "HOBBY" probably bored or got nothing better to do now there's no more "JEREMY KYLE" on TV!

So do you have an EXCUSE for not reading the thread (or at least just the OPs updates if you really can't be bothered) - there's even a special button to do this. 😡

I was the chain free buyer of a property and they bought chain free. Offer accepted October 21 and completed February 22 -no real reasons for delays either

Not sure where you are and can only go by my own experiment but I was in a similar position to you but mine turn around was much quicker, offer accepted first week in September, got the keys 28th October
