Aibu or is the buyer of my flat being a dick?

I’ll try to keep this as short as possible.

got an offer accepted on my flat early March, both myself and the buyer are chain free, there were some questions over the parking space and whether it was private or allocated, (it’s private and she’s been told this). So she keeps delaying saying she’s not happy with the documents proving so. So this has now dragged the process to 10 weeks (for two chain free people this is really long)
BUT it transpired today that she’s actually using the parking ‘issue’ as delay tactics as she is now selling her late mothers place and doesn’t want to exchange on my flat until her mothers place sells (it’s under offer) …..I feel like she’s taking the piss, her offer was accepted by me as she was a chain free buyer, now there’s a chain…god knows how long.

so do I give her the extra 8 weeks to get her mothers place sold (this costs me more mortgage fees and utilities) or just tell her that she’s changed the deal and that I’m re marketing my flat.

grrr so annoyed

11 weeks is a relatively short time on the market, I’d relist and try not to be pressured into selling at a lower price than I’m comfortable with.

many estate agents just want to sell your house quickly rather than at the best price. When I split up with my ex and was trying to sell the house the estate agent very obviously told buyers we were separating as I had to do some of the viewings and some of the viewers commented on it. So the first few weeks we got a lot of low offers, I had a chat to the branch manager pointing out we were quite happy to stay as long as it took and to stop with the time wasters or I’d be moving to another estate agent. Difference between first week offer and sold price £225k.

I was the chain free buyer of a property and they bought chain free. Offer accepted October 21 and completed February 22 -no real reasons for delays either

Remarket it. I am selling a property (not for me, as executor) and apparently had a cash buyer. Well they dragged things out since early February, nothing in particular, just not responding. I pulled the plug two or three weeks ago and even then they came back and said “if we exchange in two weeks will you proceed”. Eh! No.

How did your estate agent not pick up that she’s not really chain free? Round my way everyone has to prove their source of funds.

Definitely remarket. Even if the market is slowing, you should be able to get the price she has offered if not more.

I'd give an ultimatum and play devils advocate, get a new buyer.

I don’t think you are using the term play devil’s advocate correctly.

not saying this to be an arse. Just in case you use it a lot.

Back on the market. And next offer you accept put a time limit on it- must complete within 6 weeks or something similar. My first house took 6 months to complete as the estate agent lied about the chain and I was as green as grass. Next house buy completed in 6 weeks.

Readvertise with new agent. I say this from experience. Your present agent has a buyer and will keep them sweet so will not push ur house.

@Highfivemum good advice …only a couple of agents in the area - apparently I choose the best ones - so I’d be dicing - this is becoming so stressful, I needed the money weeks ago and now it’s all going to take time to re market/ get an offer/ and then the legal stuff 😬

We had a buyer on moving day say she was 3k short and couldn't get to bank as had broken her leg lol. Told her surrounded by boxes to do one and she eventually paid.
She is high risk I agree. Not worth the stress and possible stunts she could pull

I would put it back on the market but be open to taking it off if she does exchange.

On average buying/selling a house takes 16 weeks, that accounts for really quick turnarounds vs those which take longer, but the likelihood is that remarketing isn’t going to speed things up for you in terms of selling as you will face the same kinds of delays next time and there’s a chance you won’t find a chain-free buyer second time round.

So in essence, keep your options open at this point.

after all your great advice I put my place back on the market (I was a bit stupid initially and gave g
her a 2 week exchange ultimatum which she ignored) but I now have a chain free cash buyer paying an extra £15k than the other woman who dicked me about…..god that was the most satisfying call to the old estate agents telling them I was going with someone else, thank you ALL
