Aibu or is the buyer of my flat being a dick?

I’ll try to keep this as short as possible.

got an offer accepted on my flat early March, both myself and the buyer are chain free, there were some questions over the parking space and whether it was private or allocated, (it’s private and she’s been told this). So she keeps delaying saying she’s not happy with the documents proving so. So this has now dragged the process to 10 weeks (for two chain free people this is really long)
BUT it transpired today that she’s actually using the parking ‘issue’ as delay tactics as she is now selling her late mothers place and doesn’t want to exchange on my flat until her mothers place sells (it’s under offer) …..I feel like she’s taking the piss, her offer was accepted by me as she was a chain free buyer, now there’s a chain…god knows how long.

so do I give her the extra 8 weeks to get her mothers place sold (this costs me more mortgage fees and utilities) or just tell her that she’s changed the deal and that I’m re marketing my flat.

grrr so annoyed

Tell her it’s going back on the market unless she completes in the next fortnight. She’s taking the piss.

Or tell her she can delay for £500 per week (paid weekly irrespective of whether completion ever happens.)

Get it back on the market ASAp she's taking the piss and has been dishonest about her status. Who knows what other shite she may have up her sleeve. This happened to us, our buyer delayed for weeks, then lost her buyer because she acted like a dick. We nearly lost our purchase because of her. We then sold to a cash buyer and completed in 6 weeks. I know we were lucky, but she sounds like a nightmare.

Some EAs are nasty pieces of work. They want the churn, and aren't interested. My elderly DP had a flat in a naice part of London. Wondered why she hadn't heard anything after 12 weeks - once a nice solicitor got on the case it turned out EA hadn't even advertised it and was hoping they'd get so desperate they could sell it to a developer. I had a prestigious countryside lot advising me to put it on for £60000 less than I eventually got it for.

She's taking the piss and likely to try to force you to drop later, based on your posts. Honestly, I'd show you're not to be messed with and re-market it.It seems like you dropped the price for her too so I'd simply discount her and put it back on the market.

has you solicitor checked for full proof funds now?

if the buyer needed to sell her mum's flat to buy yours, that should have been picked up within days of you instructing your solicitor.

Give her an ultimatum via your solicitor. Instruct them to tell her solicitor that she led you to believe she was chain free so you dealt at 25k under the asking price, and that you are ready to exchange. If she is not, and does not come back to you in the next week with a suggested exchange date, you will put the property back on the market and if she wants it after that, she’ll have to pay full price.

We were in the same position when we moved - neither we, nor our buyer had a chain and we were buying a vacant possession property. Our buyer kept coming up with excuses to delay - she was a first time buyer and panicked at every little detail. We were so fed up in the end, we threatened to take the house off the market altogether and re-price as the market had moved up. We had an exchange date within a couple of days.

You did the right thing. We had similar happen to us , first time buyer turned out to be waiting on proceeds of his gF flat.EA did not check proof of funds at offer stage--also It took 4 months longer due to land reg issue on their side.. Wish we had pulled out at the time as i didnt want them to get my house as they didnt deserve it for lying and taking the piss. Turned out ok in the end and we got ours but wish we had of put it back on the market ..
