To think this house is worth it and London won't crash?

After searching for a long time we have found a house in an area that both DH and I like. DH thinks we should wait and see if the prices drop in London. Flats seem to have dropped and he's hoping houses follow. Who do you think is right?

When I was selling lots of low offers came in as 'expecting prices to drop', and guess what....they didn't.

I very much hope the family who reduced their offer on exchange day (meaning the entire chain collapsed) spent lockdown cramped in with their in-laws as a result

Buying and selling houses gives me the rage, sorry!

Lovely house OP just buy it if it suits prices won't fall , people's houses are everything now .

Walthsmtow has been massively impact by families moving out of flats from Hackney to house in E17.

That’s very generous of you. I hope they were confined to a cupboard. That behaviour is absolutely unforgivable.

They actually disappeared until 5pm when they came back and dropped their offer by 30k.

I'm never moving again after that

It's because London is a different world and psychology to the rest of society. You have to have lived outside and inside to understand. Sounds trite but cannot summarise it simpler.
Oh purlease, I lived in London and plenty of other places, and that's just ridiculous. Londoners just like to believe they live in some kind of special bubble unlike anywhere else, but its a big load of bollocks.

And I'm still laughing at "Worlds Capital" from page 1. The notions!!

In MH, in that area, parking is not an issue. Noone else has parking, and no one cares. Majority use their cars occasionally, and there is usually spaces in front. Having lived there for more than 5 years, not once i had to park in another street. As hard as it might be to grasp for suburbians and people who live elsewhere, parking is just not a significant consideration there... It wont effect house price, because everyone else has the same set up, and house prices are relative.

I lived in Walthamstow for some years in the 1990s. I loved it. In those days it wasn't trendy. My little flat that I sold for 47 thousand is now worth another 300 thousand and my beautiful garden is in a hell of a state and no work has been done on the fabric of the building since my day. Even the cupboards I inexpertly built were still there when it was last sold. Crazy prices. But it had a fantastic feel to the area.
Is Walthamstow trendy? Still looked very downtrodden to me last time I visited. It was 2/3 years ago though...

Depends where you go in Walthamstow. It is trendy in parts and quite a vibrant area, the sort of place that is fun for young people.

I've always lived (and worked) in the London area and can't say I've ever thought of myself as living in any sort of bubble. It's just where I live and what i'm used to.

OP I can't comment on your specific area but definitely make sure you are in close proximity to whichever schools you are aiming for before buying. Being 'in catchment' can mean nothing if they have a high intake year and the effective catchment area shrinks down to half the size.

We live in the naice part of our (absolutely shite by comparison etc Grin) town and are well within the catchment for the in-demand local schools. DS still didn't get in to the one he wanted, despite us being at least a km or more from the external boundary of the catchment area. Thankfully his second choice is actually the better school and he's enjoying it, but I guess I'm just saying, if you're spending that kind of money on a house with an eye to getting into a certain school, make sure it's close enough!

I concur. I live round there and that's absolutely correct.
