To think this house is worth it and London won't crash?

After searching for a long time we have found a house in an area that both DH and I like. DH thinks we should wait and see if the prices drop in London. Flats seem to have dropped and he's hoping houses follow. Who do you think is right?

Gorgeous though. I'd have loved to live somewhere like that whilst bringing up a young family but ... didn't. My husband was more suburban (apart from us not being able to afford that amount). No complaints but it is a gorgeous house in a lovely part of London. You can pay the same for a lot less in London too.

Never mind the lampshade; it's the wallpaper in that room. It's the most gorgeous little girls room. That room plus the master bedroom are my favourite rooms.

Yes they’re nice rooms.

The kitchen also has great potential to extend across the back. The other one would cost more to get straight.

Flats have dropped post covid as people are seeking gardens, houses will continue to rise.

Flats have dropped because of everyone being trapped inside during lockdown. No one wants to be stuck in a flat if it happens again
Plus the cladding fiasco is putting everyone off!

When bought our first property (forever ago) we had a £90k budget, which was the average price of a 1 bed flat where we live. My husband suggested waiting a year to see if the prices started to fall. A year later the average price was £130k.
My suggestion would be that if you have the money to by this property now, then buy it.
No one knows what the market will do - go on today's market, and the budget you have today.

Not everywhere in Muswell Hill has 'stunning views 'of London. Quite a lot of it faces the wrong way Smile,and quite a lot of it just isn't terribly scenic. Nice part of London, though.

It's not for me even if I could afford it.

Went to school nearby-ish and used to have loads of muswell hill friends. And used to drink in the green Man a lot (is that still there?).

There's a definite muswell hill 'type' that isn't everyone's cup of tea! And the transport links are crap. No tube station.

Highgate woods are lovely and near though and of course the grounds of ally pally (don't know how to spell only said it!).

I prefer something a bit.. grittier? Less fancy?

That's just me though. It is very sought after for a reason.

There is a certain cache as it were to saying I live in muswell hill.

How about living South of the river in Battersea in an area nicknamed Between the Commons. There are 2 fantastic state primary schools in the area, in between 2 huge green commons, lots of independent don't shops, restaurants and cafes. The transports links are fantastic, with the Overground,underground and Rail all within walking distance and the house prices are similar for some beautiful vitoria and Edwardian properties. Plus it's only 15 mins to central London by bus, tube or train. I have lived here 25 years and absolutely love it, would not wish to live anywhere else. You have the best of both worlds, lots of green space with a villagy feel and close to central London.

North and South are very different. I can appreciate that South London is very nice. Definitely arguably nicer.

But. I love North.

They're just different.

I heard diggs on the radio years ago saying South London was nice and everything but as soon as he went over the river it felt 'wrong'. I can understand that!

I think house prices are ridiculously high at present. And interest rates are low, and we also had the stamp duty holiday. Personally, I would wait. Also I would look at other areas, further away from central London for more space.

I would choose MH over that any day. The nicer bits of SW -

  • W London that are like MH but with better transport (Barnes, Putney, Chiswick, Richmond etc) would be more expensive than OP’s house.

I was on a bus last week went past Clapham Common for the first time in a million years and I thought “God, it’s so flat!”. Give me Hampstead Heath or Ally Pally park any day!

Once you take out theft of range rovers (which is irrelevant to OP because she doesn’t drive) SW11 has a very low crime rate

Clapham Common is surrounded by busy roads but Wandsworth common is a total oasis in parts. The tree dens in the Woodland trust area are absolutely lovely

Not sure what the great appeal of a hill is for a young family Confused

😂😂 I used to spend lots of time rolling down the hill of Ally Pally as a child.
MH has Ally Pally. It also has Highgate and Queens Woods nearby and the Parkland Walk and is generally a lovely area with beautiful architecture in the houses.
