To think this house is worth it and London won't crash?

After searching for a long time we have found a house in an area that both DH and I like. DH thinks we should wait and see if the prices drop in London. Flats seem to have dropped and he's hoping houses follow. Who do you think is right?

This is not necessarily for the OP, but what are people's thoughts on Walthamstow? It's apparently the next spot to be. Still quite cheap. Apparently lots of doctors and nurses flocking there.

(We're in MH and don't intend to move again.)

they are still renting be it a council flat in a very nice area.The upset they feel is real.

No idea why they’d be upset. The longer they continue renting it, the bigger the discount they’ll get if they purchase it through right to buy. It’s a very sensible financial decision if it’s in a very nice area. I have friends who are property millionaires as a result of buying their central
London council flat.

@lettie9 - I bought my first place in Walthamstow, 20 years ago now! It was only just starting to be considered livable then, but I loved it. Very good value, I bought a house when I could have only got a flat most other places. I would have stayed but DH wouldn't deign to live in the area , go figure!

It's got a lot more ameneties now, a really lovely cinema for example, houses are nice. Primary schools are pretty good but I don't know about secondaries.

@califragalistico It was under offer a few months ago and according to the agent it got all the way to exchange and the buyers pulled out.

Houses with driveways are the epitome of suburbia in my mind. Who wants to walk along a street of attractive Victorian or Edwardian homes and have their view of the pretty front gardens marred by a Nissan Micra or a Range Rover? These streets have residents’ parking so it’s not generally hard to get a street space relatively near your front door, and we Londoners who drive tend to be shit hot at parallel parking. It’s just not an issue.

Hi OP. Just in case you’re vaguely interested, I saw two houses in Barnes in a similar style to the ones you like in MH for under £2m. May accept offers? Both are very modernised. One has an extra living room in a semi-basement (good for playroom)? One has a big back garden. Both in catchment for Barnes Primary.

You are absolutely right that most people tend to opt for independent schools for secondary though. The schools are very competitive ie St Paul’s (boys snd girls), Latymer Upper , Godolphin and Latymer, Putney High, Wimbledon High, Kings College Wimbledon, etc. Also direct coaches to Hampton and LEH. These are some of the top schools in the U.K. though, so it’s not money for old rope. It’s a vicious circle in this areas because so many go for independent schools, they don’t build enough state secondaries.

But anyway, just for comparison (sorry don’t know how to link full details) -

Barnes is lovely but it doesn’t have a tube either.

N. London has South Hampstead, North London Collegiate, U.C.S, Highgate, you can get into City of London and out to Haberdashers. Also Camden Grammar, Henrietta Barnett and Queen Elizabeth School.

The house I lovely but the price makes me happy to live in Yorkshire....
(Our 3 bed, although not as lovely or big, cost 10percent of that! Shock)

I don't think London will drop. People are too invested in living there.

I prefer the first one as well op. Seems to have more features (though both are beautiful properties). A house should be a home not an investment. If you can afford the mortgage etc and plan to stay there a while go for it.

I lived in Walthamstow for some years in the 1990s. I loved it. In those days it wasn't trendy. My little flat that I sold for 47 thousand is now worth another 300 thousand and my beautiful garden is in a hell of a state and no work has been done on the fabric of the building since my day. Even the cupboards I inexpertly built were still there when it was last sold. Crazy prices. But it had a fantastic feel to the area.

Don't agree parking is not an issue. I moved out of london 18 months ago and parking was an absolute must even on a quiet street in a village after the HELL of trying to park on my street in London and the unpleasantness it engendered among neighbours .

Move to the country OP, much nicer and you could buy a mansion with land !!
