To think this house is worth it and London won't crash?

After searching for a long time we have found a house in an area that both DH and I like. DH thinks we should wait and see if the prices drop in London. Flats seem to have dropped and he's hoping houses follow. Who do you think is right?

People can afford to live around here because not everyone buys their homes. There are various bits of social housing in all areas. Just because you can’t see a ghetto doesn’t mean it’s not social housing. Some people that live in social housing May look quite like you. Some of them have jobs and can read and write. The houses next door may be owned by Peabody, The Crown or The Council. I agree with Havering on this.

It’s hilarious being told London is so polluted on the same thread as people are getting up in arms by not being able to hug their own car/s in the morning.

I hope you get a lovely house OP. MH is too suburban for me but it’s nice to visit. Grin

Apparently cross rail is going to come to Alexandra Park overground eventually too

Don’t factor that into your decision in the slightest - the stations haven’t been decided on and it would be for crossrail 2 which hasn’t been fully confirmed and wouldn’t be opened for at least 10 years.

I’m really interested to know what you think that house is worth…

A decent amount of indoor and outdoor space would be nice for a start. These things are worth more imo than a postcode.

People are obviously willing to compromise massively to be in that area!

The house looks fine from the outside but everything else is shoddy.

I used the word ‘worth’. That house is not ‘worth’ the money for the reasons above.

I have no doubt an extra million to be in MH is definitely money well spent to some. 😄

These things are worth more imo than a postcode.

There is so much to being in London that is worth far more than a bit of extra space.

Great schools, shops, hospitals, transport links, restaurants, delivery, museums, theatres, art galleries, true multicultural and social mix etc.

It’s a stunning house, it’s in a great location, I really can’t see it crashing in value. People don’t want flats because of the space/gardens after the impact of lockdown. Homes like this won’t have the same issues.

Well, if I had a lot of money, I'd be buying for cash, for a feeling of safety. If I could, spreading my options: possibly a small flat to let, as well as where I'd live. I can't make a correlation between fashionable and solid disaster-proof. There are too many things in that are that sound like you don't have to have them.

A central London place, definitely safe. Walkable to the City or other centre of business. But it's good to look at all sorts of things which could go pear-shaped in future, and play very safe.

House prices have been inflated by the idiotic stamp duty holiday so may fall a bit. However, the numbers moving away from London to other places may level out (see other threads of those in the places affecting who are unhappy), and it may be that because of the Lib Dem election win, there is panic by the Tories re planning law changes for house building elsewhere in the south east.

If you are planning to live there for a very long time you will not have to ever sell at a loss I expect.

Makes me laugh all the posters linking to houses for the same price where they live. I'd rather cut my head off than live in somewhere dreary like Hitchin! Or a converted cattle shed in Leeds.

OP it looks nice and Muswell Hill is lovely and will always be sought-after.

@TheSunShinesBright I think it's the inherent 'worth' issue that is tripping DH up and is making me pause. London is a such an anomaly inside the U.K. it seems like a different country as far as house prices are concerned. I do value living in London. I can't think of anywhere else I'd like to live.

I guess the only concern I would have is that prices are inflated right now. I expect they’ll level off or drop slightly but if you are in for the long term I’d completely go for it now. Like most have said MH is and always will be a desirable area.

I can't imagine house prices in muswell hill dropping tbh. It's been extremely desirable for decades for a variety of reasons.

Go for it op and stretch for the one you love.

Is he talking about ‘worth’ in monetary terms or ‘worth’ as in quality of life?

At that price the house would never be considered - too cramped, too shabby, no garden, too many neighbours.
It’s location in MH wouldn’t sway me.
The house is what it is!

For others, living in MH is worth the huge compromise re. space/quality of house AND the extortionate expense!

OP, I would definitely look at other areas in London and see how far your money goes. It’s the MH postcode that is making such an ordinary dull little house so expensive.

There is no comparison to living anywhere else other than London if that is where you want to be. And MH is a particularly nice place . You could live in maybe a bigger , massive garden , home type. Unless you want to never leave the house , it does not matter . But it is not as good as London and never will be. A house is not just the property value , it is your satisfaction with the quality of your daily life that matters.
