To make an offer on this house even though we won't be able to move in for another 6 months?

I've fallen in love with this house:

We were planning to move after ds has completed A-levels this summer. Obviously there is uncertainty around what form these will take, but we didn't want to disrupt him until they're done and dusted either way.

But I am a little bit gutted because this place has everything we'd be looking for - size, style, location, budget - and these sorts of properties tend to go quickly.

We could, probably, get a mortgage for it. We are FTBers so no chain. We currently live with family.

I'm completely insane, right?

Love the idea that I've put this up because it's secretly my house and I'm trying to drum up interest. Everyone on this thread hates it Grin

I do realise I have rose-tinted specs on. I wouldn't offer without seeing it, probably more than once.

It's not fair on other people in the potential chain for you to stall on purchasing. Ours took 3.5 months late last year, and we had someone stalling even then, would have been under 3. It cost us an extra cars £2000 in rent because we couldn't give notice at the right time (no mortgage so it was extra). There's a good chance it will still be on the market, you could even put an offer in with a proposed delayed completion date (might suit the owner) but you need to be honest

I don't think I've suggested stalling? Just not actually moving in immediately.

Anyway it's chain-free and so are we.

That is cheap for a big 4 bed townhouse! It would cost about £950,000 in my town in Kent! Some people are so insular - no idea what things are like away from their own teeny tiny world!

You couldn't pay me to live in Kent. No way. Maybe 30+ years back, but not now. And I wouldn't pay £40K for that house, let alone £400K. The decor and design inside is hideous. 🤢

Yes, buy it. If you love it and you need it and you can, don't let a few weeks cheat you of it, you might not find anything you like half as much.

I think it’s people who don’t own or understand prices differ across the Uk. The folks who get all sniffy tend to be the ones who can’t afford to buy at all

There are houses in Birchington Minnis bay etc westbrook Westgate

That you will get in a safer area with easier parking for that price with a similar style

Ramsgate has massive parking issues

Schools are better this way too, how old are your kids?

Have you had a look?

You're not mad btw to just go for one if you find it and are in a position to do so

Your half right in that a mortgage is for a specific property, but you can’t put an offer in on a house without a mortgage in principle. (I work for a mortgage company)

So she needs to speak to a mortgage advisor and they’ll tell her whether they would be willing to offer her one.

We don't have school-age kids so not bothered about schools. We don't really use a car much but obvs parking is a bit of a consideration, not a deal-breaker though.

I know about the area's reputation. It's not ideal of course, but I've happily lived most of my life in a town that makes MNers shriek in horror anyway, so again it's not the biggest issue for us.

You need to have a mortgage in principle for a maximum before you can even view a property these days.

But have you actually seen the house and its location?

I know covid and all that and I have done some mad things in my time but spending 400k on a rather tired looking house on the basis of an "on lkne viewing" would be a step too far.

Without a mortgage agreed in principle, I doubt you're proceed able at the moment.
