To make an offer on this house even though we won't be able to move in for another 6 months?

I've fallen in love with this house:

We were planning to move after ds has completed A-levels this summer. Obviously there is uncertainty around what form these will take, but we didn't want to disrupt him until they're done and dusted either way.

But I am a little bit gutted because this place has everything we'd be looking for - size, style, location, budget - and these sorts of properties tend to go quickly.

We could, probably, get a mortgage for it. We are FTBers so no chain. We currently live with family.

I'm completely insane, right?

The last 3-bed terraced house I lived in was £800k. Third bedroom was practically a box room. This was London zone 3 for reference - and on a cheap street. You walked up the hill for 5 minutes and a terraced house there would be well over £1m.

You think that’s expensive for a four-bed in Kent? I’m baffled that people seem to have no idea of regional variations when it comes to the property market.

I don't think it would be unreasonable to make an offer if you are certain this is the house for you.

It wouldn't be the house for me for a lot of reasons, but that's not what you asked!

Possibly - because I imagine most people understand that similar houses in different locations can command different prices. Hmm

I bet you’re one of these people who mocks Londoners for paying high prices, without ever considering why a four-bed semi for £140k only 30 miles from Stafford or Crewe doesn’t excite them.

I'm aware of reasons why Ramsgate may not appeal to all - it's fine with us Smile

No way could we get a house even half that size where we are currently.

I would write off the rental against stamp duty saving if you can complete quick? Eg by end March.

Sometimes things are meant to be. Years ago now, but when we were expecting our youngest, we knew we'd need to move eventually and had thought about our budget and what we might be looking for, but planned to wait a bit before looking seriously, perhaps when he was 6-12 months old.

Approaching my due date we walked up a leafy street nearby for the shade (it was mid summer). Saw a for sale sign, thought, we wouldn't be able to afford that? Looked it up and it was just at the top end of our tentative budget. Suffice to say we moved in a few months later.

It sounds like this could be the house for you, even if the timing's not perfect. Moving can take a silly amount of time sometimes anyway. In your position I'd look more closely and see if you can make it work. good luck!

Get a really good survey - may be perspective but there is something odd about the top floor right hand window - looks like it may have dropped at some point in the past (see the distance between the middle floor and top floor windows on the left).

Have you looked at it on streetview? Navigating the street outside looks to be a bloody nightmare, let alone trying to find a parking space.

Have you researched the area as use to visit ramsgate a lot years ago and the area wasn’t the best. I’m actually shocked at the price. I’m just outside zone 6 and thought our prices were high seems a lot personally. Ramsgate must have really come up recently Confused

You're not being unreasonable putting an
Offer in, the whole thing takes bloody ages in England, so given you're in a position to progress and you seem to love it & be ok with Ramsgate then go for it!

I, personally, wouldn't mention DH changing jobs & I'd get the exchange date as late as possible as I wouldn't want it sitting empty fir too long. Though depending on how far away it is, it would give you the opportunity to redecorate any rooms that you want to and move in slowly.

I'm confused as to how that house is 400k :S looks like it needs a lot of work, I hate townhouses in general and then it's mid terraced as well :S I've seen some lovely houses within 300-400k semi detached, driveways and beautiful gardens so definitely not keen

Buy it, It's nearly Feb, don't push it you probably won't get it before April. School ends in July, that's only 4 months. You could even do it as a short term let on Air B'n'B people will be less likely to go abroad this year and Ramsgate would be a good option May-July. Also if you know where the house is then it would be easier to sort a job for your husband.
