Basically that. A young (talking uni age) relative with 30k saved up for a house deposit has seen it and thinks it’s the lucky jackpot.

It was last sold in Sept last year for £20,000....so its had a quick fix up for a massive price increase...I would be worried whats been hidden

I'm going to say it again, because it is so important.

doesn;t matter that it is small
doesn't matter if mn posters think it is cramped
doesn't matter if it needs doing up/decorating
doesn't matter if there is no garden or parking etc etc.
doesn't matter if it is a less brilliant area.

The only thing that matters is if he can resell it in 5 years (or possibly rent it out)

location is everything. Don't go for new builds, they don;t resell as well. Go for a small house/flat in an area where the houses regualrly sell, and for at least as much as they sold for last time, preferably more. Really rough areas do not have resale value.

location (or rather resaleability due to location) is everything.

just as an example.
I live in a town with grotty areas and good areas.
We were looking at a started home and prices recently.

I could get a studio flat in one area or a two bed in another for the same price. But the two bed flat is in a high rise that I know is horrendous, and it would be uncomfortable to live in and would never resell. The studio is in a converted victorian house on an ok street.

No brainer, the studio.

For a young FTB it would be OK if you could knock that silly 'conservatory' wall down and open up the living room, rip that bathroom out and pick the whole house up and move it somewhere else.

It’s not The area is absolutely notorious and he would struggle to sell it on , plus It was sold for £20k not long ago and if that wasn’t enough he would have to pull the porch down as there’s no PP The house itself is ok but not in that location

What pp said about what can you do with it in 5 years. Nothing by the look of it!!

If your nephew has saved 30k (bloody well done) and is employed he can get a mortgage on a better investment property anyway.

Unless he has a reason to want to be in that particular area, or have 3 bedrooms (eg if he is planning on funding part of the mortgage by taking in a lodger), he'd be better going for a smaller property in a better area. I speak from experience- at a similar age I moved to a new town and bought what I thought was a bargain (3 bed semi with garage for the price of a 2 bed 2nd floor flat a mile or so away). It was incredibly difficult to sell as I hadn't realised it was on a street with a bad reputation locally and buy to let buyers were not interested due to odd layout and small bedrooms. If I had bought the small flat I could have sold it easily and made some money on it.

It's in Bradford so I'd say that's an extremely big catch for people with children who would be going to state schools. The owners have clearly tried to make it look nice but the bedrooms are poky, it looks like it's got a waiting room on the front and the bathroom is horrible.

I've never heard of inner city Bradford being described as a desirable location before.

Where did you find that? RightMove says it was last sold 20 years ago in 2000 for £18k.

New builds are massively over priced for what they are.
He would be better looking for a property that's a bit older, the prices are better and they tend to have more space
