Basically that. A young (talking uni age) relative with 30k saved up for a house deposit has seen it and thinks it’s the lucky jackpot.

Also, when you look on streetview, quite a few people have their washing drying in the front garden! WTF? Confused I am pretty sure these houses have back gardens...? (Small-ish, but still, they have back gardens.)

No garden or parking, tiny bedrooms, cramped kitchen, only one bathroom. And the location isn’t great. Has he/she checked crime stats etc for that area?
It’s £70k! How many people do you think don’t have a garden, parking and more than one bathroom? The answer is literally millions. I sometimes think MN is a parallel universe.

Is the catch in the 'small print'. If you click on further details. Doesnt seem to be being sold in the ordinary way. Unless Ive not read it properly.,And is it one of those properties which has an ever increasing leasehold charge. Sounds a bit dodgy To me.,

It's a 2 bed in a coat. It was built like 100's of 1000's of others all over the north as a 2-up, 2 down, and they've split one of the bedrooms to make 3.

The rest of the house doesn't line up with that. 3 bed says 'family' but the area, the outdoor space aren't conducive and the kitchen is a pain waiting to happen!

It's really a decent-ish 2 bed, and it's be right for young professionals who want a low-fuss property, but the area's dead wrong for that.

With a 30k deposit and a full time job, he can do better.

No, it definitely says freehold - though given the other mistakes the EA's made that would probably be worth checking

And yes, the price would be incredibly low for many other places, but the point seems to be that it's certainly not low for there

Sorry, (not sorry) but the porch is 100% awful. It may not even have permission as it's clearly forward of the building line and is in absolutely no way in keeping with the original house. The local council will have guidelines.....
A mortgage company will strongly dislike the flying freehold aspect and may have concerns re general condition and may want a retention.
Having said that, it's the sort of thing we started with, in pretty much the same kind of area.... and I can entirely see the attraction if he's prepared for the work....

I was suspicious of the very low price. But there does seem to be a lot of properties at similar low prices. Thd buyer shoukd have a good look round first. And not jump in feet first.

It's a back to back. The garden at the back of the house belongs to someone else because it's in front of their house.

I don’t think those ones do, some of the road is back to backs.

OP - basic rule for buying a house is - location, location location.

It doesn't matter if it is small, or if there it needs decorating etc, if it is big enough for him, and gets hima step on the housing ladder, great. My brother bought the tiniest 1 up 1 down you have ever seen when he was 19. It was the best thing he ever did.

BUT it has to be resellable. Location matters, if you can't resell it, it is not an investment. Doesn't really matter if it isn;t the best area of town, it just matters if people are buying. If it is in a down at heel area that people are happy to live in and the houses trun over steadily, fine. if it is in a rough area and no-one will touch it with a barge pole. Then don't touch it!

This. Buy the worst house on the best street or buy in an up and coming area where growth is likely. This is neither

Mortgage lender may be concerned by flying freehold/access easement through the alleyway and potential contamination of land if close to a current/old railway line.
Personally I wouldn’t by it due to ceiling level of value in that area and future saleability.

What is with all the Guide Price and OIEO listings?! Most of them are that.

Anyway.

Really, a studio in Leeds would suit a young person who works in Leeds better than a three bed in a shithole. Sorry to be rude about Bradford.

The details state that it has suffered from structural movement. I guess that is why they are selling at auction.

I think it's not bad for a first home, tbh. He could easily spend some time over the next few years doing it up, and then sell it on at a profit.

I think it was originally 2 bedrooms and they've split one of the rooms to make it into a 3 bed.

Springbok always put the price on the low side. Then when you call up they explain the vendors are expecting at least 15% more. They're an online agent and aren't great to deal with.
