Basically that. A young (talking uni age) relative with 30k saved up for a house deposit has seen it and thinks it’s the lucky jackpot.

The cath is it's the modern method of auction.
You give them a deposit with no guarantee you can have the house.
They give you a tight deadline to get a mortgage.
If you dont get the mortgage then you lose your deposit.
Win for the estate agent and the seller doesn't lose anything. It's the buying putting in the risk.

DNephew got an inheritance and has also been putting 1k of his salary away each month getting on for 2 years. He’s desperate to buy a house.

I wondered about one of them new build schemes.

They can be just as bloody bad if you don't get the right builder.

If I were giving your nephew advice I'd say don't buy somewhere because its a 'good deal.' Buy somewhere you know and love the area. No point rushing into such a big commitment...

I would advise him to buy a cheap house in a cheapish place. If possible one where he could get a lodger.
I think the brick and photo makes it look better.
The end of the beds are touching the wall.

I would strongly advise against it I worked in Bradford until recently and its horrible for the most part. He will never make any money on it due to the location

It's an area with high unemployment and social and economic deprivation. That tends to put people off.

Anyone suggesting a drive to look at it has clearly never driven in the area it is in. It is lawless on the roads, speeding, illegal parking, stopping in the middle of the road, drug deals, drag races and no one is insured. I generally drive out of my way to avoid driving down Leeds Road or Killinghall or Barkerend.

This is exactly my experience too.

I live not far from here and grew up in Bradford.
You couldn’t pay me enough to move to that area, I think it’s a bad idea personally op.
Awful area, high crime rates, extortionate house and car insurance, etc.

Only way I would take that house was if I was given it for free and had somewhere else to live so I could rent it out
Even then I would wonder if it was worth the hassle

I went on street view. Looks like the type of place that was nice in the past and is now a shit hole, and will stay that way. There's an unpleasant bit of wasteland next door to the house. The neighbours hang their washing over the front windows and in the front gardens. Novel. Never been to Bradford. Looks grim.

Think you mean this part of Bradford looks grim. Like anywhere some parts are poor and rough, some parts are nicer.

I live in Bradford. This is not an area I’d recommend. There are however areas that are nice, we’re not all rough paupers you know!

Agree with everyone else - buy somewhere smaller in a better area that he knows. The shine of owning your first bone will soon rub off when you spend each morning picking up needles off your garden and evenings scared you're going to get your windows smashed in.
