AIBU that to stay mortgage free this house is fine !

I know you can’t see them them in person but help settle a debate !

We have 3 kids between us, 14,7 and a baby we have a 3 bedroom house in a slightly
More expensive area than the one in link but pretty local to each other.
The house I like is a bit further out than ours currently but with lovely outdoor space locally for walk: woodland animals etc but only
0.5 miles away from station.
It is cheaper than our current home and would officially mean I become mortgage free. We were looking at 4 bedrooms due to kids ages but this is a 3 bed but has 2 receptions room so thinking we could use one as a room as my DS is 14 so not a young child.
It also 2 bathrooms so that’s helpful.
DH prefers going for a 4 bed and keeping reception rooms and 2 bathrooms and closer to where we are now ( we both drive and have cars ) this would mean having a mortgage for longer.

This is the house we are looking at I think
It will be suitable he doesn’t 😅 but think he might just hate the house haha

It’s a small flat in E.Molesey too is the point.

650k is not the average price of a small flat in EM.

Price is area dependent not simply how far it is from central London.

Who has said otherwise, EM is more expensive than many places further in however the fact remains that outer zones are generally cheaper.

That is gorgeous but doesn't look like the sort of house where you'd be allowed to chuck up a wall to make another bedroom. It looks like it ought to be listed. And do you really want the kitchen/diner to be your only family room? It's a lovely house but I don't think it's right for you. Sorry.

Your 14 year old child should have his own room, not a converted reception room downstairs. I mean that's ridiculous. I wonder if your 14 year old son is really your step son, because I can't imagine wanting to put your 14 year old in a downstairs reception room.

That outer zones are generally cheaper is not in dispute - although it depends on the area. But your original claim that E.M is substantially cheaper than Wandsworth or Hackney is not correct.

And what difference does it make of he had the converted room or one of the others? Would it make you happier if the joint child went in it despite our being one of the biggest bedrooms available?

I live in SW London & drive through here on occasion. It is a busy road. The house is actually tiny. You won’t fit in there very comfortably. The top reception room can’t be subdivided well either. And no garden to speak of too!
It is a lovely area but you will be cramped in bedroom space and irritated by the single open living area.

Better off with the second one. Though that is right next to Rugby stadium & you will have match days to contend with! Plus the A316 is not far so the constant background hum from traffic as well as the flight path noise too.

You could try the other side of the station? Bit quieter that side.
I’d say keep looking tbh. Good luck!

For those not local: prices here are ridiculous. Ordinary sized homes are not affordable for those starting out on the property ladder. Most ordinary salaries have not kept pace with house prices. I really don’t know how prices have got to these ridiculous levels.
My children won’t be able to live here unless we downsize & release equity built up but then the property they will be able to afford will not compare to our current home. So they are better off, space wise, sharing a larger house with us.

I was just looking at that! But Villiers Road is quite a main road and that is the dog end of Kingston. Not as nice as Hampton. But affordable, also New Malden and Morden - both of which are on fast train line to Waterloo

It’s nice. Your 14 year old will be off in 4/5 years. Until then the younger two can share a room. That enormous reception room’s far too good to use as a bedroom and the house would be ruined by splitting it.

I never said it was substantially cheaper, I said you get more house for your money. Your claim that the normal price of a small flat in EM is 650k is incorrect.

By the time your 7 year old needs a room to themselves the 14 year old will be off to uni.
So you think they should buy a 3 bed and the baby and 7 year old share, then in 4 years time the 11 year old (who is now sharing a room with a 5 year old) moves into the oldest child's room if they go to university? When the oldest child comes home from university they find they no longer have a room in the family room, or are they expected to bunk up with the then 5 year old?

One last tip, as a Londoner myself & all my friends lived at home after uni to save money so you may need the bigger space as I can't imagine living costs will go down.
