AIBU that to stay mortgage free this house is fine !

I know you can’t see them them in person but help settle a debate !

We have 3 kids between us, 14,7 and a baby we have a 3 bedroom house in a slightly
More expensive area than the one in link but pretty local to each other.
The house I like is a bit further out than ours currently but with lovely outdoor space locally for walk: woodland animals etc but only
0.5 miles away from station.
It is cheaper than our current home and would officially mean I become mortgage free. We were looking at 4 bedrooms due to kids ages but this is a 3 bed but has 2 receptions room so thinking we could use one as a room as my DS is 14 so not a young child.
It also 2 bathrooms so that’s helpful.
DH prefers going for a 4 bed and keeping reception rooms and 2 bathrooms and closer to where we are now ( we both drive and have cars ) this would mean having a mortgage for longer.

This is the house we are looking at I think
It will be suitable he doesn’t 😅 but think he might just hate the house haha

It’s fine. You don’t need to get into debt just to have one room per child.
The 14 year old will probably be swanning off to adult independence before you know it.

The middle classes like to overindulge in having ‘more space’ as a necessity and then whinge about being broke.

It's fine. That reception room is large enough to have a corridor put in so you can access your room / stairs and he's still got a big room. It's in the same floor so no issues with him being downstairs alone.

I'd take the mortgage free option

I'm in the half of the thread a good price for the area. But it's been reduced in October so it's not selling for a reason. Likely all the ones listed already.

The second one with an actual garden pictured will probably be more family friendly.

Also my financial success was well before my youngest was born. We also don’t live the high life. We have a modest home a crap car !
You act like I live in a 10 bed mansion driving a Ferrari to the supermarket.

A single open plan living space, particularly if you have children, is the stuff of nightmares for me, and its not even a very big space for 5 people. In this case, YABU.

No it's not because look at where the fireplace is on the layout, if you cut the room parallel to the fireplace (not the window) then it really would be two corridors.

What you could do is redirect the stairs through the bathroom which looks small anyway, slice the top off that bedroom opposite the sitting room, turn what's left of that bedroom in to the baby's room. It's big enough for that. You'd have to take the bottom right corner off the sitting room for the other side of the corridor.

Lot of work!

It’s got a strange layout tbh. The garden looks tiny, more like a slapped courtyard.
It’s not bad a price for that area, but that could be reflected on the odd layout and the desperation of the vendor.

It’s super cheap for London.

Round my way a 3 bed house would be 1.2 million +.

I personally do not feel this is a stealth boast post. We bought in London a couple of years ago. We have a hefty mortgage. This for any 3 bed house in London is a very good price. Good luck with your search OP!

Same but Im aware that's not representative of the whole of London.

East Molesey is a nice area but you still get way more house for your money then you would in Wandsworth or Hackney.

If you're particularly keen on the house then perhaps you could explore the possibility of a loft conversion or extension.

That house layout is awful. There is a bathroom practically in the kitchen and a loo just the other side of the wall where your sofa would have to go.
