I am being unreasonable.

Bit of background put my house up for sale, just after lockdown ended.
I had 9 viewing on the first Saturday and 3 offers. All at different levels one at full price from someone with something to sell, one just under the asking price think 10k in a chain, the third offer was 10% off the asking price, chain free mortgage offer in place. The first time buyers also wanted a second viewing before they offered and wanted me to cancel all other bookings so they could get first chance of buying it, they were told to F off. They put in an offer.
We negotiated with the first time buyers and managed to get them to offer 5% of the asking price this was still 40K under the asking price. but we had found a house and for ease went with them but told them that this was a fixed price and there would be no further movement on price from either party.
This was beginning of June, they have had a mortgage offer and surveyor round, all fine house was valued at over their offer, I did not move on our price.
Fast forward to beginning of July another surveyors has come round and found some issues, like moss of the roof I kid you not!! That the electrics are not up to current 2019 regulations, the house was re wired in 2016, that they should check the drainage, and one of the struts in the roof is bending by 5 degrees (this is not a supporting part and there is no movement and if they wanted to replace it, it would cost no more than £50.

My buyer wrote a long email to the estate agent 3.5 weeks after they got the report to say that they wanted a structural engineer to come into the house, a builder and a plumber and electrician and we would have to vacate the house for the day so that they could check everything.
He wants the electrician to take off all the plugs and check the wiring in some of the walls (Channel them out) but not be responsible for any damage. I told them to f off, he wants to check that the electrics are working and safe ( we live in the house with 4 kids).
He is now saying that I have to let him have access.
I have given him access on Thursday to look at the roof, but not to do any electrical work.
I have said that if he plays anymore games the house will be back on the market, I think he wants me to reduce the price, there is no chance.

I saw them when I came back after their viewing to find them knocking on my neighbours doors asking if it was a nice area and what the real reason for me selling

Just looking for reasons to ratchet down the price.

I had buyers ask to speak to my husband when selling our first place (also whilst challenging price). I simply told the agent we wanted to accept one of the other offers rather than deal with a pair of dicks. Life is too short to deal with dicks when you don't need to.

We had exactly this! Entitled FTBs who took every word of the survey as a serious issue. They actually had an electrician come to check the electrics and he cut them off and left them as he declared them unsafe. It was my grandad's house that we were selling as a doer upper but they had no right to leave it in a different state than they found it. We had given them a very decent price taking into account that there would be work needing doing but they tried to negotiate down on every little detail. I just kept saying no, they paid full price and it all went through. I guess by the time they have sunk that much into surveys etc the ball isn't entirely in their court.

I remember when we bought our first house, the surveyor warned us and said the survey will make the house sound like it's out of a horror film, and take it with a pinch of salt. Just that building regs 150 years ago were non existent, yet the house is just fine. He told us off the record what he thought were big issues, but otherwise not to worry about the details. He was right. We fixed the big issues he suggested, everything else is fine. If he hadn't explained all that I think we would have got cold feet.

Teenangels I feel sorry for the sellers of that other house if your buyers put in an offer for that instead! You've absolutely made the right call, they were beyond CFs. Still can't believe they expected you to vacate for an entire day while they worked in your home using your Wifi! Please update if you hear what their response was to you putting the house back on the market!

@SecularPanic my parents use thrawn as an alternative for stubborn - kind of cutting your nose off to spite your face type stubborn - that's in the north of Scotland. I live in SW London/Surrey and have never heard it used down here at all!

Pull out.day before exchange they will drop price..back on the market is the way to go.

You are right to put a house back on the market. This buyer is very unreasonable (putting it very politely). You were too kind even to listen this crap about vacating house for a day for these checks. Where did he come from? From outer space? I suspected he’s not British.
By the way we are not British and it took us some time to understand how the system works but it never occurred to me that I could request owner to vacate a house and do some works, it’s ridiculous. Building survey is done by experienced professionals and gives you enough information you need to make a choice. If you are not sure you are not buying that’s it.

Surveys aren’t worth the paper they’re written on anyway. We bought our current house ten years ago. It’s only thirty years old. The survey was fine but we’ve had no end of electrical issues which a survey wouldn’t have picked up. I think the previous owner had a go at them himself. Dh works in the electrical industry and even he’s a bit stumped. Confused

Tell them no.

Just bought my third property and would never expect this level of nonsense. All houses have something slightly wrong.

They will cause you more problems in future if you stick with them.

It just gets better, because I have refused their demands to come and do the electrics they have asked that the estate agent speaks to my husband.
