I am being unreasonable.

Bit of background put my house up for sale, just after lockdown ended.
I had 9 viewing on the first Saturday and 3 offers. All at different levels one at full price from someone with something to sell, one just under the asking price think 10k in a chain, the third offer was 10% off the asking price, chain free mortgage offer in place. The first time buyers also wanted a second viewing before they offered and wanted me to cancel all other bookings so they could get first chance of buying it, they were told to F off. They put in an offer.
We negotiated with the first time buyers and managed to get them to offer 5% of the asking price this was still 40K under the asking price. but we had found a house and for ease went with them but told them that this was a fixed price and there would be no further movement on price from either party.
This was beginning of June, they have had a mortgage offer and surveyor round, all fine house was valued at over their offer, I did not move on our price.
Fast forward to beginning of July another surveyors has come round and found some issues, like moss of the roof I kid you not!! That the electrics are not up to current 2019 regulations, the house was re wired in 2016, that they should check the drainage, and one of the struts in the roof is bending by 5 degrees (this is not a supporting part and there is no movement and if they wanted to replace it, it would cost no more than £50.

My buyer wrote a long email to the estate agent 3.5 weeks after they got the report to say that they wanted a structural engineer to come into the house, a builder and a plumber and electrician and we would have to vacate the house for the day so that they could check everything.
He wants the electrician to take off all the plugs and check the wiring in some of the walls (Channel them out) but not be responsible for any damage. I told them to f off, he wants to check that the electrics are working and safe ( we live in the house with 4 kids).
He is now saying that I have to let him have access.
I have given him access on Thursday to look at the roof, but not to do any electrical work.
I have said that if he plays anymore games the house will be back on the market, I think he wants me to reduce the price, there is no chance.

I think you've also done your neighbours a favour, @Teenangels. Imagine leaving them with him as a neighbour.

No doubt the should have been wankstain would have tried to negotiate a discount for having to rectify the channels his leccie would have dug in to the walls.

Just a shame you aren't there to see his face as he's being told to FOTTFSOF and to not buy property through that agency.

When we sold my mum's house, we had a CF put in an offer. He (we thought) gave the EA the slip for long enough to pull up a carpet stretcher (which takes some doing) to have a look at the floorboards underneath. Then put in a very low offer. The EA advised us not to accept the offer but we had the feeling that the EA didn't want the hassle of dealing with this chap. Neither did we.

You must tell him in no uncertain terms that there is to be no channeling out or chasing out to check electricals. This is literally cutting into the walls and creating a channel which will then need to be filled in and replastered. Regs change all the time so it looks like he is looking for any reason he can to knock money off. I would walk away from them and put it back on the market.

OK, I was going to give them the benefit of the doubt as FTB, but the sexist claptrap has put paid to that!

I suspect they have been freaked out by the surveyors report, as many FTB are. "was unable to see the electricky gubbins behind the wall to ascertain if it was 2020 standards" is normal arse covering C&P for a surveyors report but probably reads 'dodgy electrics' to a FTB couple. Who have then been urged by solicitors (who tend towards the uber risk averse) to check everything out, and then suddenly wanting to channel out the vendors plaster in every room seems a readonable way forwards.

I wouldn't fanny about with time wasters, though - the mad rush on house buying will slow after the end of the Stamp Duty holiday at the end of March. And I presume you want to complete on your next house before stamp duty resumes?

They need to think on: they are now saving themselves £30k of stamp duty from when they first offered.

Had almost exactly the same! FTB, couple in their 30’s living in rented. Accepted 10k under asking, things moving swiftly almost at exchange, 4 varying surveys later they demanded 20k as electrics not compliant with current regs, moss on roof, block paving uneven etc etc - the surveyors report estimated 6k of work (moss removal £600!!!) we relaid the 10 uneven blocks and did other crap like window lock needing replacing (surveyor £250!) the actual ‘work’ required cost us about £110, moss removal free with a broom!
Then they said as the electrics were not compliant with current regs they estimated it would need rewiring in next 5 years which would be a further £8k off.... When the EA asked the justification for 20k given the ‘works’ they were quoting came to 14k they had no answer!

Offered 5k off to move things along, desperate to not lose our dream house, they refused so our house back on market and sold within a week, currently going smoothly......

Seriously annoying. I repeatedly questioned the EA about their viability and how realistic they were about house buying, they gave me a load of old flannel I can’t wait to get rid of them!

I know it's madness, I know for a fact that 99% of the homes in the UK would not be up to the current regs.
They first wanted to send an electrician to check that the plugs worked then it was to see if they were safe.
I explained that any electrician would say they are not up to regs and that it would need to be re wired. There is no point in wasting my time.
They then said their solicitor said that I should allow them access. Nope I don't.
They then wanted my house for the day so they could arrange for people to come in. They also wanted to be allowed to work in my house using my WiFi.
I can understand they are worried but this is batshit crazy.

Wow! At first I thought FTB nerves but demands for a day in your house are completely OTT.
Then I read that they demanded to speak to a man (because obviously they are so much better at administration and negotiation of a sale??!! Confused) and just thought absolutely not! How ridiculous and definitely speaks to how the rest of the sale would go. Definitely a vote for getting it back on the market and hopefully more reasonable buyers.

My agent up until now has been great, the house I am buying is also through them so do not want to lose 2 sales.
My agents have explained what surveys are the worst case.
Unfortunately these buyers are naive, never have purchased a house before and not used to the way the english house buying process. They are also high fliers and are not used to being told no.

They’re brilliantly awful! I had appalling buyers when selling, whose offer I accepted on the basis they wanted to move quickly. They sent 3 pages of questions about the house, covering stuff that would be done b a solicitor anyway, as well as stuff relating to the history of the house, history of the area, really irrelevant stuff... like an eejit I sent them answers rather than telling them where to go!
Written offer then took weeks to come through, when it did it was for a lower amount than verbally agreed, rectified quickly, then they haggled in price after the written offer was accepted, and eventually dropped out anyway, a MONTH after they were due to have moved in. This is in Scotland.

Run away and relist it! If they’re flakey or ridiculous at this stage it’ll not get better.
