I am being unreasonable.

Bit of background put my house up for sale, just after lockdown ended.
I had 9 viewing on the first Saturday and 3 offers. All at different levels one at full price from someone with something to sell, one just under the asking price think 10k in a chain, the third offer was 10% off the asking price, chain free mortgage offer in place. The first time buyers also wanted a second viewing before they offered and wanted me to cancel all other bookings so they could get first chance of buying it, they were told to F off. They put in an offer.
We negotiated with the first time buyers and managed to get them to offer 5% of the asking price this was still 40K under the asking price. but we had found a house and for ease went with them but told them that this was a fixed price and there would be no further movement on price from either party.
This was beginning of June, they have had a mortgage offer and surveyor round, all fine house was valued at over their offer, I did not move on our price.
Fast forward to beginning of July another surveyors has come round and found some issues, like moss of the roof I kid you not!! That the electrics are not up to current 2019 regulations, the house was re wired in 2016, that they should check the drainage, and one of the struts in the roof is bending by 5 degrees (this is not a supporting part and there is no movement and if they wanted to replace it, it would cost no more than £50.

My buyer wrote a long email to the estate agent 3.5 weeks after they got the report to say that they wanted a structural engineer to come into the house, a builder and a plumber and electrician and we would have to vacate the house for the day so that they could check everything.
He wants the electrician to take off all the plugs and check the wiring in some of the walls (Channel them out) but not be responsible for any damage. I told them to f off, he wants to check that the electrics are working and safe ( we live in the house with 4 kids).
He is now saying that I have to let him have access.
I have given him access on Thursday to look at the roof, but not to do any electrical work.
I have said that if he plays anymore games the house will be back on the market, I think he wants me to reduce the price, there is no chance.

Well done. When I was selling my last place I accepted an offer from first time buyers who clearly had no idea what it was appropriate to ask of me and on the advice of my solicitor I put the property straight back on the market - having waited six weeks for them to get their act together. Classic time-wasters.

If your not there to oversee events, whose to say that the tradesman could of been given a sweetener to falsify any reports ect.

Thanks for the update. I remember this madness last year and being absolutely gobsmacked at their behaviour! Whilst being in rented is annoying you’re in a strong position when you find your new home. Good luck x

I am so glad you stood up to them and if it gets to the small claims court make sure you ask for your costs having to fight the stupid fuckers.

Well this has been an entertaining ten minutes! Thanks OP, you’ve done a public service to sellers everywhere by punishing those two twits (although whether they’ve learned their lesson remains to be seen).

You’ve also sold near the top of the market and if there is a housing bubble going on, you may be able to snap up a bargain when it bursts next year. Quids in!

Sorry your own house purchase fell through OP and I hope you find a lovely place to buy soon. Your FTB’s are a right pair of entitled knobs.

I had a cheeky young FTB when I was selling egged on by her stupid dad. I too got fed up by their nonsense and pulled out just before exchange of contracts because I had already moved in with my partner so the sale wasn’t in a chain and I wasn’t losing anything other than my patience with the pair of them.
I put it back on the market 4 months later in the late summer when the prices had jumped and properties were selling fast and incredibly, got an extra 20% more so win:win for me.
My garden shed got broken into a week after I pulled out and a mower and a bike were stolen and I’m convinced it was the cheeky buyer or her dad, as I’d lived there 10 years without incident, but I suspect she got priced out of the market at that point, so I didn’t bother reporting it.

Oh my god, they tried to SUE you????? What the actual fuck. They sound like our old neighbours who were as entitled as hell and when they viewed the flat below us demanded to view ours as well to see if it was safe. You can imagine our response!

Glad you sold to a nice buyer and good luck with finding another house yourselves.

I have just read your thread, OP - they are nuts and you absolutely did the right thing - glad you managed to sell, and hope you get a place you love soon. I would love to be there at the small claims hearing. I would suggest you spend £80 for a counterclaim for wasting your time!
