I am being unreasonable.

Bit of background put my house up for sale, just after lockdown ended.
I had 9 viewing on the first Saturday and 3 offers. All at different levels one at full price from someone with something to sell, one just under the asking price think 10k in a chain, the third offer was 10% off the asking price, chain free mortgage offer in place. The first time buyers also wanted a second viewing before they offered and wanted me to cancel all other bookings so they could get first chance of buying it, they were told to F off. They put in an offer.
We negotiated with the first time buyers and managed to get them to offer 5% of the asking price this was still 40K under the asking price. but we had found a house and for ease went with them but told them that this was a fixed price and there would be no further movement on price from either party.
This was beginning of June, they have had a mortgage offer and surveyor round, all fine house was valued at over their offer, I did not move on our price.
Fast forward to beginning of July another surveyors has come round and found some issues, like moss of the roof I kid you not!! That the electrics are not up to current 2019 regulations, the house was re wired in 2016, that they should check the drainage, and one of the struts in the roof is bending by 5 degrees (this is not a supporting part and there is no movement and if they wanted to replace it, it would cost no more than £50.

My buyer wrote a long email to the estate agent 3.5 weeks after they got the report to say that they wanted a structural engineer to come into the house, a builder and a plumber and electrician and we would have to vacate the house for the day so that they could check everything.
He wants the electrician to take off all the plugs and check the wiring in some of the walls (Channel them out) but not be responsible for any damage. I told them to f off, he wants to check that the electrics are working and safe ( we live in the house with 4 kids).
He is now saying that I have to let him have access.
I have given him access on Thursday to look at the roof, but not to do any electrical work.
I have said that if he plays anymore games the house will be back on the market, I think he wants me to reduce the price, there is no chance.

Chain free buyers always hold all the power and therefore can be hideous to the seller- we've sold twice to chain free and both times they basically black mailed us to drop the price, move out early (causing 2x removal costs) right near exchange and were just a nightmare, I'd sooner have the potential hassle of a chain but the benefits of the rest of the chain relying on each other to proceed.

Put it back on the market otherwise it will always be something else until they harass you down to the price they wanted originally. Imagine wasting many more weeks and them making more demands.
Better to cut your losses now and take a higher offer.

@Teenangels Alas I do believe your course of action was the best! it would have been funny though although would only prolong engagement with the buyers as they then try to pursue you for the costs and, frankly, who wants more interaction with people like that?

It is very funny, he asked to speak to the manager of the estate agent, who funnily enough is a woman.

His exact words were that they should only deal with the husband because he would be able to deal with this house selling better than I could.

I told the manager that I would rather sell the house to anyone but him as he was a twat and to take his little man issues and fuck off, and when he gets there to fuck off again. If he finds my ex husband they will be get on brilliantly because they are as bad as each other.
The manager killed herself laughing and said that he told her on Monday that she was not being very helpful.
She said that she will happily tell him to not bother buying any property from them.
I wish I could have of told him.

It just gets better, because I have refused their demands to come and do the electrics they have asked that the estate agent speaks to my husband.

I would not know whether to laugh or get really angry with that.
For that request alone, I would ask them to F off.

Not when property is seriously covetable as it would seem to be in your case OP.

Put my flat on the market. 4 offers day 1. All above asking. And the estate agents thought we were being punchy with our asking price in the first place!
I accepted chain free.
They started to mess me about
I shrugged and walked
Agent contacted others, all put in even higher offers. Meanwhile Chain free raised their Offer!
I accepted buyer in small chain and went through smoothly

If you have a really good property in great location - you have the good cards!

Brillant. I would love the estate agent to read out Fizzy's message as an email from you, in a deadpan voice.

Imagine how furious they'd be if they thought that the only reason you'd pulled out of the sale was because of their sexist and ridiculous demand (rather than it being the last straw). That'd learn 'em.

How ridiculous. Apart from the usual survey and looking with our own eyes we didn’t check anything before we bought our house. We got the electrician in once we had the keys as it was pretty obvious once we had a proper look (without appliances in the way) that there was some questionable wires etc. You can’t get someone in and start making holes in the walls when you don’t even own the house 😆, what if the sale fell through and they had channels dug out in the walls?

You know dam well that there’s at least another 10k coming off their offer as they find more things wrong. I’d get it back on the market, you’ll get more for it and far less hassle even if the buyer is in a chain. I couldn’t be doing with being messed about.

I saw them when I came back after their viewing to find them knocking on my neighbours doors asking if it was a nice area and what the real reason for me selling.

My post pointed out THEY don't seem to know who they are buying the house from, if they are asking about your husband, and you don't have one.

They asked your neighbours why you were selling?? WTF. Honestly, you are well rid of them as buyers. They sound like the kind of people who six months down the line from moving in will try to get some money back because there's air in one of the radiators or a lightbulb's blown.

Pretty sure your home insurance (At the very least the contents) would be invalidated if a resident of the house isn’t present whilst someone else is there??

I’d put the house back on the market for that comment alone.

Unless given no option, I’d always choose any other buyer over a first time one. I imagine many will look back on their demands once they are a few houses in and realise how ridiculous they were!
