I am being unreasonable.

Bit of background put my house up for sale, just after lockdown ended.
I had 9 viewing on the first Saturday and 3 offers. All at different levels one at full price from someone with something to sell, one just under the asking price think 10k in a chain, the third offer was 10% off the asking price, chain free mortgage offer in place. The first time buyers also wanted a second viewing before they offered and wanted me to cancel all other bookings so they could get first chance of buying it, they were told to F off. They put in an offer.
We negotiated with the first time buyers and managed to get them to offer 5% of the asking price this was still 40K under the asking price. but we had found a house and for ease went with them but told them that this was a fixed price and there would be no further movement on price from either party.
This was beginning of June, they have had a mortgage offer and surveyor round, all fine house was valued at over their offer, I did not move on our price.
Fast forward to beginning of July another surveyors has come round and found some issues, like moss of the roof I kid you not!! That the electrics are not up to current 2019 regulations, the house was re wired in 2016, that they should check the drainage, and one of the struts in the roof is bending by 5 degrees (this is not a supporting part and there is no movement and if they wanted to replace it, it would cost no more than £50.

My buyer wrote a long email to the estate agent 3.5 weeks after they got the report to say that they wanted a structural engineer to come into the house, a builder and a plumber and electrician and we would have to vacate the house for the day so that they could check everything.
He wants the electrician to take off all the plugs and check the wiring in some of the walls (Channel them out) but not be responsible for any damage. I told them to f off, he wants to check that the electrics are working and safe ( we live in the house with 4 kids).
He is now saying that I have to let him have access.
I have given him access on Thursday to look at the roof, but not to do any electrical work.
I have said that if he plays anymore games the house will be back on the market, I think he wants me to reduce the price, there is no chance.

Tell them tonsof off and put it back kn the market.
They're getting a bargain already with knocking £40k off the price. People bandybthese figures around as if its no money at all but it really is. Get rid and find somwonw who truly wants the property and not just to fleece as much off it as poss YADNBU

I’d be in the phone to the EA & put it back on the market. They seem like they are feeling like royalty because they’re ‘first time buyers’. I would put money on the fact that they’ll try another trick on exchange day.
I read this out to my other half & he spat his tea out!

Get rid of them NOW. . they will pull similar stroke at or near completion. . . Get rid and re market ASAP. . . they are not running the show. . CFers!

Oh this reminds me so much of a CF I had to deal with a couple of house sales ago. First viewing, 8 people turned up & they were everywhere, opening cupboards & drawers (ok in the kitchen, not ok in a freestanding chest of drawers in the bedroom where my knickers were!) All communication was through the Agent and she said he’d asked about my circumstances. She said I was going into rented & he seemed to interpret that as me being desperate to sell. They put in a really low offer that I declined. Next thing, 4 of them are at the door asking to see my husband... I laughed & advised that this was solely my property and I didn’t have a husband. The group ‘leader’ then said that I wouldn’t sell it at the price I wanted, and that I’d soon be begging him to buy it, but his offer would be less.
Then my elderly next door neighbour died & her house was immediately put up for sale by her relatives. Although our houses were similar, mine was completely updated, extended & was immaculate. The CFs came to view & then came to my door again by which time the ‘sold’ sign was up. He asked how much I’d accepted so I took immense delight in telling him £5k over asking. Oh how I laughed!
OP you are absolutely not being unreasonable, stick to your guns & tell the CFs to do one! 👊🏼

so if 5% off the asking price is about 40k the you full price is about 800k. that is a huge price no matter how you spin it.

Cf of the highest kind tell them to do one . They think your stuck . Remind them of the huge discount they had at the beginning if there not happy with this put the house back on the market . Now the government is doing this new incentive for buyers it will be in your favour to place back on the market . Good luck 😊

I had someone a bit like this when I was selling my house, I got to the point where I phoned my solicitor and said look tell her to F off, she either wants it or she doesn’t. She bought the house and didn’t bother us again.

That's irrelevant. It still doesn't given them the right to be in the house alone for a day, channel out the walls, use the WiFi and be obnoxious, sexist twats.

I recently had to sell my parents house built in the 60's. The buyer did the same thing but I was ok with that as the house was 60 years old, one owner. With your buyer I'd say he's trying to find things wrong and then reduce the offer. You could let him spend his money with the experts and if offers less and you don't want to accept simply say no. He'll either withdraw or continue. Stay strong. He's playing a game with you and is hoping to win!

we once had someone like this trying to buy our house. Playing very strange power games until eventually he lowered his offer to nearly half the value, it was awful. It caused the house we were planning to buy fall through, total chain collapse. You've had a lot of interest in your house, I would absolutely pull out now before he tries anything else.

As long as you have a certificate from when it was rewired that will have complied with the regulations at the time, it doesn’t need to comply with the newest ones.
I’m an electrician by the way.

There's a good chance that one of your other potential buyers hasn't found an alternative yet. Tell the estate agent to get in touch with them.

Someone needs to tell FTB that the ONLY way they will get a house that is 100% up to date with all the regs, is to buy a brand new house.

A few years ago someone came to the door of my friend's house & asked to talk to "the gentleman of the house". She fetched her rather large German Shepherd - the only male resident at the house at the time (bar the less impressive budgies).
