Gas safety check

The lettings agency has said they have to do a gas safety check but I'm at risk and it doesn't expire for another month.

They seem to say even if I'm self isolating that it needs to be carried out else I have all responsibility.

Is this right? I want to at least delay it until contract tracing is up and running and iv'e still got 3 weeks before it expires.

If took on the tenancy and signed the agreement that you’ll allow access to the property, if you don’t like the terms and condition of the tenancy agreement that you signed you can always buy a property, as ALL landlord require to have a valid CP12 (LGSR)

The gas service is not only a legal requirement it’s for your own households safety and that of your neighbours, you’d be the first to complain if your gas appliance wasn’t working, was leaking or exploded!!! In which they do frequently!!!

We had ours done in April.
We left the door open for him, stayed in the living room while he worked. Talked to him through the door (glass) if we needed to.
Cleaned everything down when he left.
No issues - no stress
We’ve also had builders round - did the same thing.

Legal requirement which can still go ahead. It will in most cases void both your contents insurance and the landlords building insurance to not have a valid certificate. Yes its valid for another month, but with the lack of engineers working atm there is huge amounts of delays so they are probably trying to be preemptive to make sure that it doesn't expire. Like pp have said, ask what their safety precautions are. If they can access the property to the rear or closer to the boiler notify them of that. And make sure that you can go to another room and ask that they respect the social distancing. Then wipe down any surfaces they come into contact with once they have left. I completely understand your concerns but it isn't just legal requirement, but more often insurance issues. Would you want to risk the worst happening because of it, and face losing your life because of it or at the very least lose everything you own as the insurance won't pay out.

MOT has been extended 6 months and cars kill a lot more people. I've got a carbonmonoxide meter and it's tested and working

That’s irrelevant; you’re not a homeowner.

BY LAW your landlord has to have it done. It is illegal not to because it could kill you and carbon monoxide poisoning isn’t the only way.

If you don’t let them in voluntarily they can force their their way in to do it because it’s a legal requirement.

MOT’s may have been extended but your vehicle still has to maintained, safe and roadworthy.

A bit like making sure your gas supply is safe.

This has been explained to you many times,

It is not a legal requirement for homeowners who do not rent out their property to have an annual boiler service. However, they have a duty of care to ensure their gas appliances are safe, and not liable to cause harm to themselves or others, they may face prosecution if their failed to act in their duty of care.
An annual service will also keep the boiler's warranty valid.

I just got my annual gas safety test carried out last week - the guy was in and out within 10 minutes, he wore gloves and didn't come near anyone. I really don't understand why you are so concerned.

Why dont you stipulate to your Letting Agent that you are shielding and ask them to take additional precautions ie full PPE/hand gel etc. But it does need done and you dont have much choice.

People keep contradicting themselves here. Some say it's a legal requirement and the next post says it's not but a duty of case.

Anyway I've asked for clarification on PPE.

The gas safe website says the law is flexible and they won't enter the homes of people shielding. So this contradicts what many are saying here?

No one signed up to let strangers in their home during a pandemic!!!

Regardless of legalities, get it checked!

Mine isn’t a legal requirement but they were round last month to do it.

This is not for the estate agency it is for the landlord. It is a legal requirement and he could be sued/ have no insurance if anything happened. It is for your safety. Go into another room, clean up and handwash.

I will get it checked, when the EA can let me know they are taking precations to not put myself at risk.

I'm still suprised so many here say it's so serious with there being a campgain to delay it like MOTs and so many OC let it lapse.

I will say it again, MOTs are suspended but your car still has to be safe, maintained and roadworthy. It doesn’t mean you just get lax about safety.

Sorry to moan but people like this make our lives so hard
We have a plumbing company and the amount of time wasted trying to get in to do these vital checks
We don't get paid until the check is complete
Even if we show up like 3 times!! Wasting 4 appointments...

Meanwhile other Mners who have asked for messages to be withdrawn in the past because it may cause them much bigger problems than reputation get refused.

People that have been told by the government during a pandemic they are at extreme risk and should not have people round to their house because they could die make your job hard????????????????

@imoment no not encountered that we have actually stopped working as we are afraid of getting sick it's way too confined in peoples houses BUT

Have you got a garden? Can you go in there to have it done so you're not inside
I can assure you many people are also frightened of entering others homes

It's v quick
I would always have my boiler checked (and do)

Not the controls?

It's in the loft so he / she has to go up stairs then the loft ladder at least.

I just want reassurance from the EA but they aren't answering my questions :(

It will be the boiler, the gas meter and any gas appliances so also your hob too.
I would honestly stay in the garden and have them do it.
Also a gas fire if you have one.

It takes less then an hour I promise
So important xx
