To ask what demographic Ealing is?

Hi,
Dh is being relocated to Ealing this year after years abroad.
We both come from middle class backgrounds and I was born and raised in maidavale.

Many years abroad and now I’m completely out of the loop.

What demographic is Ealing? Whilst visiting whilst looking for houses, I can’t seem to put my finger on it. We are thinking of haymills if anyone knows?

Schools are very important to me as we have 3 children, but there aren’t any grammar schools....

Should I go private?

Sorry I’m completely lost in this situation and it’s been hectic to try and research or buy as I’m oversees.

Any advice is very appreciated.

But we have guided you to the areas which are not "rough as fuck", although this is London - every single postcode will have pockets of less affluence. Surely if you grew up a Londoner, you will know that all London areas are mixed (and perhaps know how to spell and capitalise Maida Vale). Seriously, you are coming off as the most crashing snob, which will be unpopular anywhere in the borough that I've ever been.

I think you'd better come and actually walk around, so you can get a feel for which areas are up to your exacting standards.

Pitshanger is lovely, it’s very easy to get to the big Waitrose and a lot of good private schools around the Broadway. Ealing is very good for state schools and private schools. Most of Ealing is a mix whatever bit you’re in so just... find a nice house you like.

This is such a strange snobby post. There are things which don't need to be said & there's a whole internet out there where you could do your research anonymously. Also if you really knew Maida Vale so well then you'd know that it's not all 'naice' & that it's two words with capital letters - these things matter!

With regard to previous posts, if you want to avoid the 'smug middle class' (ie: people that want a nice home in a safe area) Hanwell looks nice but I didn't feel it was villagey or particularly safe, and a bit druggie.

I looked at moving to Ealing a few years ago and there are parts where you have to park on the road as the council won't allow dropped kerbs, plenty of smaller Victorian houses that are being converted, but not that close to shops etc. Some beautiful old villas which cost a lot.

Saw some lovely houses but nothing felt right, and subsequently discovered that the house we almost bought, although close to some shops, turned out to be in a bit of a dodgy area, luckily we had pulled out of the purchase as it was subsiding, as it a lot of Ealing, and London too, but it seems worse in Ealing, one house had a huge crack all down the wall, inside and out, one had collapsed drains and another was actually sliding down on one side. Have never seen as many collapsing properties in one area before.

Read what is on the internet regarding Police crime reports, newspaper articles, and check the postcode areas as they vary a lot.

Clifton lodge is the prep school in Ealing.

However personally (I live and work in west London) I wouldn't want to live in Ealing.
It doesn't have much of a buzz or vibe. Most of the high street is run down or closing and is mainly a commuter town with very little life of it's own. I also feel the area isn't very nice, and I haven't felt very safe at night/ in the dark winter walking to and from station (my friend lives in Ealing).
If I were you I'd look at Chiswick, great transport links, lovely schools. Fantastic array of cafe's, restaurants, schools. Nice buzz and a more family feel to it. Also it's only 12 mins 3 stops on district line to Ealing Broadway.

The fact you can’t spell Maida Vale properly despite apparently knowing it very well doesn’t really help you.
Around the Pitshanger area of Ealing is nicer. The issue is not you wanting to live in a nice place with nice schools, it’s that you’re basing that decision on whether or not there’s a Waitrose...

Another mention for Pitshanger, which is a lovely community with some great houses and good schools including (but by no means limited to) private. Northfields is similar, but bigger, and houses may still be a TINY bit cheaper. You really need to go and look though.

P.s. I had never heard of “haymills”, but if it’s near the Boden outlet store, I’d be very surprised if it’s what you’re looking for. The West Ealing Waitrose is also not in a very desirable location. You definitely need to stop judging places by which shops are there!

PP's suggestion that you live in Chiswick is a very good one. I suspect it's your demographic and a 5 minute uber away for your husband's immediate on-site access 24/7

Fwiw I live in and love Hanwell and don't feel at all unsafe in Ealing at night, other than maybe in industrialised areas and some areas next to the a40. It's very community oriented with lots of families, green space and the canal. It doesn't sound like it would be to the OP's taste though.

I do have to wonder what the super sekrit and important job based in Ealing is that requires being instantly onsite and pays enough to afford a family pile in the borough on one income. Can't be doctor at Ealing Hospital or Hammersmith/Queen C's, or you wouldn't be looking at Ealing Broadway...

If you're basing your demographic analysis on Boden there is one in Park Royal. I think that would be the perfect part of Ealing for you!

Tbh OP, your posts do make me cringe... But I’ll be kindly helpful. If you want grammar schools and a somewhat homogeneous white middle class area, you could have a look at Kingston and it’s surroundings. It has 2 grammars and good comps too + your children could also sit he exams for the Sutton grammars which are commutable. You’ll have your Waitrose and John Lewis, LK Bennett and Fired Earth and whatever other shops.

OP - you haven’t said how old you children are?

Re- secondary schools. The independent secondary schools in SW / West London are fiercely competitive to gain a place. You need to be in the top 2-3% nationally (academically) to even have a chance. In Ealing, you would be within striking distance of the Hammersmith area schools eg -

St Paul’s Boys (Barnes)
Latymer Upper ( co-ed Ravenscourt Park)
St Paul’s Girls (Brook Green)
Godolphin and Latymer (girls Hammersmith)

The odds of a place at 11 plus for any if the above are 1 in 10 by competitive exam and interview processes. These are all in the top 5-10 schools nationally.

There are also frequent coaches from Ealing / Chiswick way to Hampton School (boys) and LEH (Girls), But again these schools would be roughly in the top ten nationally and equally competitive.

Schools for the more “rounded” student would be Kew House (actually in Chiswick), but even that’s competitive. There not much else really - be warned, getting into an independent secondary school in this area is a total nightmare as the schools are all the most academic in the UK and there not much choice for the more avarage or even above average child.

No grammar schools except for the two Tifin schools, but they’re in Kingston so quite a trek.

There are loads of preps focused and experienced in getting DC places at above schools. You won’t have a problem there.

There nothing wrong with Ealing, but like anywhere in West London, there are beautiful streets of multi-million pound homes, often quite near not so prestigious areas. Ealing is a large place though. Agree that you could also look at Chiswick as it’s on the doorstep.

If you grew up in Maida Vale you would know that there are dodgy areas right on the doorstep there too? Also, not sure why you’re writing it as maidavale?
