Supposed to exchange in a chain today. Buyer has demanded 10k reduction for an invented problem (not on the survey!). I either fold and lose 10k or stand on principle and possibly lose the sale. AIBU in watching Wimbledon with a stiff gin and wishing untold vexation on his head?!

When I bought the house I now live in, it all went a bit quiet. I found out the CF sellers had put it back on the market for an extra 10k and "wanted to give me first refusal".

Initially I told them to do one - but after a while of looking around, agreed to pay the extra.

I haven't regretted it really, as it is the house I wanted. But, even so, it still rankles a bit 15 years on (so probably £15k in todays money).

We had this issue a few years back, a week before exchange, buyer wanted £25k off as he felt that there were not enough wall sockets upstairs and there may possibly be a problem with the roof within the next 10-15 years. Basically he had no intention of paying anymore for the house than his original first offer (we had negotiated upwards from this to meet at a halfway point which I think was reasonable) nothing onerous came up in the survey so he decided to wait until the last minute thinking he would have us over a barrel.

He was told where to go and that he wouldn't be getting the house so not to bother coming back and unfortunately we had to start again but I don't play those sort of games either as a buyer or as a seller.

I had this. A local electrician who'd offered and we were very close to completion. Then he dropped the price by £15K (in 2008).
He gave us 5 hours to agree. On Christmas Eve.
I was desperate to move so said yes.
He tried to drop it further early Jan and then pulled out anyway.
Git. Lives along the street now. (I'm still there) We don't speak.

I'd also tell him no. that you're putting it back on the market and if HE wants it it's going to cost him £10,000 extra....just him, nobody else.

This has just happened to me. There were problems in the survey but in the summary it said the house was good value at the asking price. Buyer asked for £6,000 off. I said no. Buyer caved and we compromised on £1,000. Buyer is now not getting the extras I’d told them I’d be leaving.

I’ve not read the full thread, but say you will get the problems fixed, it will either be free or cost well less than 10k. (But I doubt there’s any!).

Then on moving day, pop some frozen prawns under the skirting boards in each room, the airing cupboard, pull out the kitchen drawers and drop them behind before replacing the drawers and behind the fire place. (I’m not evil honest 😈)
