Supposed to exchange in a chain today. Buyer has demanded 10k reduction for an invented problem (not on the survey!). I either fold and lose 10k or stand on principle and possibly lose the sale. AIBU in watching Wimbledon with a stiff gin and wishing untold vexation on his head?!

We had someone doing that sort of thing to us on exchange day, I want the beds, I want the light fitments, etc. etc. My DH finally lost it and phoned purchaser and just said 'are you a man of your word or do I put this back on the market.' He Signed!!

I exchanged and completed on the same day for my previous flat - but it was low risk for me because I was living with family close by and not counting on moving in for a few days - plenty of times to rearrange getting my belongings out of storage. So it is certainly possible, even if it isn't generally a great idea.

A solicitor can draw down the mortgage funds in readiness, exchange doesn’t have to have taken place.

As solicitor for the buyer you’re also acting for the mortgage lender too so you adhere to their rules in terms of how long you can keep the mortgage advance without completing etc.

I don't think so, we exchanged and completed on the same day for selling our place. Like PP we weren't worried either as we actually rented it back for a month as our house wasn't ready. Having said that, this was over 20 years ago so things could have changed.

Exchange and completion on the same day is unfortunately far too common. We were selling our house and moving (temporarily) into rented accommodation. Our buyers were buying our house as a BTL so no chain - it should have been very straightforward.

They messed us around from September to December. Rented houses in our area are not that common so we wanted two weeks between exchange and completion to give us time to find something. It was the week before Christmas and they still hadn't given us an exchange date. Eventually, the Friday before Christmas, they said they wanted to exchange and complete on the Monday, which would have left us no time to sign a contract on a rented house.

My DH (who actually owned the house) phoned his solicitor on the Friday and told him that unless the buyers exchanged that day (for completion on the Monday), we were pulling out. Surprise surprise, we exchanged within half an hour 🙄.

Stand your ground. If you back down in this respect who is to say what crap he will invent next for a further reduction. Tell him take or leave it, enjoy the tennis and see how he responds.

Well, it's a slightly frustrating update in that...

He accepted fractional reduction but his sols haven't acted on it in time to exchange today! Apparently he is now tearing his hair out cos of his needs re completion date (karma?!). So everyone waiting to see if his incompetent sols can pull it out of the bag tonight. On their performance thus far, I doubt it...

Will update again tomorrow!

You should have made the fractional reduction conditional on him exchange today, otherwise price as agreed!

How did he even know about the misted pane/pain if it wasn’t in the survey? Did you give him access again after offer was accepted or was it visible from street? Confused

You really do need to come north to God’s Own Country, OP. England sounds barbarous when it comes to selling houses.
