We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

But your house has only been on the market for 2.5 weeks.

Looking on Rightmove, only 1 house in your local area has been listed and sold since yours went online. And there are loads of houses which have been for sale longer than yours and not sold yet.

Were you expecting to sell immediately?

As PP have pointed out it's the layout. Lots of living space but not adequate enough bedroom sizes. It must have been converted to make for a bigger bathroom but to the detriment of a smaller 2nd bedroom and a 3rd without a window.

Brick fire, tiles in the kitchen and conservatory floor. I would paint over the tiles in the kitchen with tile paint. Do something with the fire. Don’t know about the floor in the conservatory but it is not good. There are some lovely features and most of the rooms are lovely. IMO the 3 things are the main let downs!

Grab some magnolia masonry paint and paint the exterior, at least the front elevation.
Sand and paint that wood at the back
Line up the bins, cut the grass and stick some colourful pots of flowers back and front.
Move animals to the bottom of the garden leaving relaxing sitting out area close to conservatory
Big colourful rug in the conservatory and open blinds
Hide, paint or cover mismatched conservatory furniture and create a colourful playroom
Take down curtains over conservatory door
Make the front room a lounge and the middle, darker room a dining area, it is closer to the kitchen.
Open all blinds and curtains
Pull the curtains out so they are about 8- 12 inches across. Bunching them up does them no favours.
Ask the ea to retake pictures focussing on room features rather than furniture.
Lounge with stairs pic is too focussed in stairs and sofa and not enough on stove wall back towards front room
Bathroom looks bigger than the bedrooms this needs to be better balanced. There is a lovely fireplace or two up there, get some shots including these.

Agree with above comments re exterior and long, drab rooms, conservatory floor etc. But when pics are next taken open every curtain, blind and window covering. Open those skinny rooms up and let the viewer see out

What’s the white stuff on the floor in the conservatory? It looks bad. Tidy up the bed and dress it with cushions. Tidy up the back garden it looks awful. Get some pots of flowers to brighten it up. The render on the outside would look better painted cream.

The third bedroom is only visible on the plan, probably no pics because it doesn’t have a window. That’s what would put me off, more than anything else. It’s a two bed advertised as a three bed, with a massive waste-of-space bathroom and looks depressing and unloved. Sorry, OP.

OP Did you switch the bathroom and what would have been the third bedroom around? The bathroom looks bigger but it could be just the angle the photo was taken?

Have looked at your neighbours listing.

You share the ‘arch’ in the middle to access your properties. It’s not clear from your floor plan and none of your photos show your house direct on. In their photo your roof looks really old and worn (sorry) and might scare off anyone that has a drive past along with the pebble dash as will means ££ to fix.

Does your family room actually get proper daylight? Floor plan shows the small window is on to a utility room so guess no and that’s why the blind is down and lights on. I think this will really put people off.

Third bedroom has no window either.

Whilst your family room, bedrooms and bathroom are in good decorative state there are major issues with the layout, lack of light and it only being two beds. The roof will no doubt need to be re done. I think you need to shave a fair bit off the price to sell sorry.

The conservatory would put me off. I could live with the rest needing updating or restyled but not that flooring!

Great space, maybe brighter photos would help too as well as what others said about the garden.

You might want to consider painting or somehow brightening up the outside.

The inside is fine.

Experiment with photographs, take your own, give them to the agent.

Having read the thread I would agree with

Pebble dashing is dul & drab and actually not that difficult to really change

Garden needs a good tidy up

Coffee table needs moving

Dinning table - where do you sit and eat

The conservatory is in need of tlc

It’s deceptively huge!

Like a tardis.

It’s not the house but maybe the agents photographs?
They need to take them during mid day sun with the curtains open, not curtains all shit with the lights on.
It makes it feel uninvitibg and like the curtains being shut is hiding something.

I wouldn’t worry about the stairs, they are typical of 70’s refurbs and are coming back into fashion by the mid century modern lot.

The pebble dash though ...

I am not reading the other responses so these are my first impressions/suggestions

  • get the photos re done on a bright sunny day and have all the curtains open for the picture. A lot of the pics are gloomy and not helped by curtains being shut.
SHUT.
  • Take down the vertical blinds in your front room
  • Get a bright rug for the conservatory floor
  • Put some plants and a bright picture in the bathroom and a bright set of towels and bath mat
  • put a nice bright large picture above the bath
  • put a vase of flowers in the fireplace
  • swap picture 3 for picture 2 as it's a much nicer view of your sitting room. picture 4 is also nice. maybe lose pic 2 altogether?
  • put some brightly coloured blinds up in your kitchen
  • lose some of the clutter from your back garden or move it around as pictures are taken
  • put some brightly coloured plants in the garden.

In short I think trying to brighten up most of the rooms with pictures, cushions, blinds etc as well as better photos on a sunny day will really improve it. It's a nice house, just is a bit bleak looking from the photos. Good luck op!

For those saying "it's a 2 bedroom because one room can only be accessed vian another, if you look at the floor plan it shows a door into the bedroom from the landing as well as a connecting door to the main bedroom. I would have thought that all 3 bedrooms have windows looking at the floorplan layout.

My first thoughts are...

Stairs in the living room
Might put some people off - little you can do about that

Floor in conservatory looks cold - a rug might help

Garden looks tatty, it needs some work which I know is hard at this time of year

Finally, photos looked stretched to me so some rooms appear much bigger than I would expect. I might be wrong but it might put people off.

I can't comment on the price as it's a more expensive area than we live in potentially

A big rug in the conservatory and add plants. Remove the coffee table downstairs and add a few red pillows or something with colour and fresh flowers. The other living room is really blah. Either the wall paper needs to go or if you could paint a feature wall? The blue couch needs some bright coloured cushions on it. Every thing is too beige and bland in there. Needs some life.
The nursery is fab, and your bedroom is nice too. I would probably still add colour to your bedroom too. A couple throw pillows in bright colours and flowers by the bed. The bathroom are great too!

Overall I like it but it just needs a few cosmetic touches:
Power wash the wall at the front and get rid of the moss
Stage the bay window room as a dining room
Bring some contrasting colour into the kitchen - cheap blind and som canisters etc to lift it from the brown
Put a cheap rug down in the conservatory and stage as a play room
Tidy the back garden and maybe move the animal hutches if possible
Put some cheap preplanted pots on the patio and at the end of the garden
Paint the wooden structure to the right of the conservatory

Love the room with the wood burner, bedrooms and bathroom is a great size. Again maybe some staging with matching coloured towels

Christ £170k. Can't get a retirement studio for that where I live. Probably would be worth half a mill. Always lived here and am pretty young and don't stand a chance of getting on the property ladder where I live for 10 years+ so never really realised now mental the discrepancies were. Let me try and find a job in your area and I'll buy it, OP. Grin

I'd put a rug and the coffee table in the conservatory and maybe a couple of plants and move the chairs away from the wall. At the moment it doesn't look like you use it. If it looks used rather than a storage area that's suddenly a lot more space.

We wanted brutal and we got brutal, so thank you all.

In terms of price, we're confident that the price is realistic but agree about the photos, there's absolutely nothing we can do about the render so it stays unfortunately. so list as it stands;

Front room

  • Ditch the blinds and sofa
  • add dining table and flowers
  • maybe paint brick fireplace
  • give it more of a purpose

Lounge

  • move coffee table
  • more colour and warmth
  • stairs and bannisters have been painted, we have 2 young DCs and they're absolutely not dangerous but may be off-putting to some

Kitchen - as is (not changing units due to expense)

Conservatory

  • rug and blue sofa in their with toys
  • We're re-slimming the walls and will paint it pale cream
New lighting

Outside

  • paint shed
  • re-seed lawn
  • move bins and hutches

Upstairs

  • new photos generally but no changes really.

3rd bedroom is our DDs nursery and is used as a bedroom, can legally be marketed as such.

Anything else?
