We're in the stressful and expensive process of moving house, next door have just sold for £170,000. We're on for less and have slightly less space and less than all agents suggested (165-170). But we're not selling!

Collective brain of the vipers nest is my next place for feedback - be as brutal as you like!

Seeming so many people are having difficulty i will explain again.A housr has to be priced realistically to the area.If it in a excellent location and excellent schools thousand can be put on the house price.I know she cant move it those are ridiculous comments.The fact is house price will reflect the area.It the same with a semi detached house the house will reach a saturation point whatever alterations you have done because its semi detached.Hear ends the lesson.I hope some have been paying attention and listening

Of course a good location is a bonus when selling houses in general.

OP is selling this particular house.

Also, "saturation point"?? You don't know what you are talking about and it shows.

It is a very nice house. Perhaps the problem is that people are holding off because of Brexit and the threat of a Corbyn government.

Also, you say that the neighbours have sold for £170,000. If it is the adjoined neighbours their house is double fronted and it might make £8000 less for yours seem a bit toppy. Time will sort that out as house prices rise.

I would not take too many of the niggles that commenters have posted too seriously. One man's meat is another man's poison. You could spend time and money adjusting your present arrangements only to find prospective buyers did not like the 'improvements' either.

You have a clean, decorated, tidy house with space and a good flow.

I think you actually mean "ceiling price", ie, the top price it will sell for, even if you've added 100K worth of improvements.

But, as next door sold for £170K, OP is not at the ceiling price for that area.

Teacher22 the house next door is not double fronted. There are sales particulars for it posted earlier in this thread-take a look. The curved archway between the houses contains an alley and the front doors of the two houses open from that. There is a third house in the block, further to the left of the first picture.

@Beautga, of course everyone posting understands that location has a massive effect on house price. None of us are stupid. But the OP asked what she could do to make the house sell - since she can't move the house, there's not much point bringing it up, is there? Unless you did it just to be a twat. Hope that helps.

Your house looks nicer inside than your neighbours and its end of terrace, it just doesn't look so appealing from the outside. Could you get someone to paint the front of it for you?

Pressure wash the front wall, the conservatory floor and back patio area. It literally looks like you have moss growing between the flags on the inside, and chuck a rug down. I think the fact they're the same inside as outside looks as if conservatory is more of a lean to just plonked on the side. Hmm I would spend a week white washing the whole of downstairs, take all of the furniture out other than sofas, dining table and maybe a small side table and get yourself to IKEA and buy a couple of cheap mirrors, artificial plants, candles, lamps and throws in every shade of grey/silver you can lay your hands on. The bathroom needs a rug or runner of some sort, the floorspace looks vast in that picture. I would also try taking some pictures yourself and sending them to the estate agent. I changed my pictures 3 times last house we sold. I could do all of that for less than £300 but would be doing the painting my self. Grin

The house looks homely. However the conservatory floor/ground is a bit strange. Are they patio slabs?

Lovely big bathroom and it looks modern/clean/freh. Big plus point.

Lounge looks welcoming.

Very nice.

I wish the prices in East London/Essex were similar to your area. The same house would cost almost double in the area I live in.

The op bought it as a three bed late dec 2013 for 125k. So no not a two bed.

Why are people apologising after being told to fuck off? Hmm
Now people are falling over themselves to say the house is lovely, when it clearly needs a lot of work.
Its simple- the house next door sold for only a few 1000 more, but looks like it's worth at least 10 grand more than the OP's!
The OP isn't prepared to lower the price or do up the house sufficiently so she's at a stalemate.

Would it cost a hyge amount to paint it on the outside? Next door is pretty and has character from the road, but yours lioks kind of an ugly duckling and a lit smaller from the roadside. White, cream, pale blue etc would make it more cheery and welcoming... inside seems ok, although the stairs remind me of tge ones we had as a kid that i often fell through so I wouldn't like that. A rug in the conservatiry to cover that weird patch in the photo...

Agree you are wasting your money on cushions and rugs if it's on as a 3 bed. The render would lower the price for me considerably, but the 3rd bedroom would be a deal breaker.

But they could paint the front of the house, themselves, and it would only cost a large tub or two of masonry paint, and possibly the hire cost of a ladder, if they don't have one. It's not a difficult job, and would improve the kerb appeal significantly, so is well worth doing.

@Motoko agreed. We were quoted around 3k to paint the outside of our house so we did it ourselves. Every second or third spring we clean all exterior walls of house and garden walls etc and paint them again then get the driveway cleaned. It makes a big difference.

You can’t say a riomis suitable for a bedroom if it doesn’t have a window. If the OP bought it like that, she did so at a far lower price and was a bit silly tbh. She is now asking for significantly more but the room has not changed.

If I viewed it as a three bed it is safe to say that would be because I needed or wanted three bedrooms. If I arrived at the house and saw it was a two bedroom and the third room was in fact a tiny windowless room, I would see the viewing as a complete waste of my time.
