Hi everyone,
I posted a couple of weeks ago about moving to Manchester and got some helpful responses, but still need a little advice...
Previously almost everyone suggested south Manchester, sale, Hale , Altrincham, as well as the moors and parts of Stockport.
I have 4dc and like I mentioned my budget is ideally max of £310k for a 4 bed, but that doesn't seem to get me much in those areas.
I was wandering if you guys could enlighten me on Eccles ( seen lovely affordable new builds there) , which parts of Stockport and stretford and prestwich (again lovely new builds) are good in terms of schools including secondary? I'm after good family locations not too rural.
I've noticed checking school checker on right move most primary schools seem good but secondary are touch and go, although they all seem good in the south but again just more pricey.
Any help would be appreciated?

I'd describe Patricroft as rough. I lived in Eccles when I first moved to to Manchester and now the area but not that specific but. The schools thing is hard, I'd go on to Salford council website and check the catchment areas for the schools you are interested in.

The nearest schools to the new build you like are St Pats. Roman Catholic and Ellesmere High School. St Pats is Outstanding but very unlikely to get in if you are non-faith. Ellesmere is Good, but becomes your only real option as it's your closest non faith school. The next nearest is Oakwood, outstanding, but further away. It's very likely to be oversubscribed, check this out with Salford to see if you could get in.

New Park, Chatsworth High, and Canterbury are specialist schools for SEN and a PRU.

That specific area is a bit rough, but it very much depends on what you you feel 'rough' is. I'd recommend you have a drive around, find a local cafe or pub for lunch and size it up if you can. If you can visit on a weekday then take a look at schools while you're there.

I think the 3 bed/loft room looks good but it's 'just' on the wrong side of the motorway. It's price reflects being on the wrong side but literally meters don't make that much difference to your quality of life once there.

The area where that new build is is called Patricroft - Barton Lane is the back road from Eccles to the M60. I wouldn't choose to live there. There will be pockets that are nice, but it would be a no from me. I've lived in Swinton and Monton and I'd choose pretty much anywhere in either place over Patricroft.

That area of Manchester is not great, very edgy in places and the traffic can be bad being so close to the Trafford Centre and the M60.

I would avoid.

Hi, I have just moved away from Eccles as I wanted my baby to live in a nicer area. We have moved to irlam o the height in Salford, there are some amazing large Victorian villas around here and it’s much nice than Eccles. Very nice school around here and we have the benefit of Salford council - my mum lives in prestwich which is lovely but bury council are pretty crap and not a lot of money spent on the community/schools etc

You won’t get as much for your money in Manchester if need 4 beds.

Warrington is 30 mins from Manchester/Liverpool and Chester and this house is 20 mins walk from Stockton Heath village which is full of restaurants etc. South Warrington is nice.

I was looking at irlam but I've been told it's a very quiet place with no real public transport and the sewage smell sorry.. any truth?

Thanks not necessarily need to commute to the city but to either Stockport it around Trafford centre I think for dh job

Ursula They may not compare favourably with the Heatons in your view but realistically if the op wants 4 beds in a good school catchment for her budget they are good places to look. There are some lovely places in North Manchester and prices are often kept low by people thankfully just being dismissive

I went for lunch in one of the Heatons a couple of weeks ago. There is simply no comparison with Shaw or its environs. And I speak as a North East Manchester resident.

Christ, don't go to Newton-le-willows. I've never been to a place with less soul and I've spent plenty of time in Wyrhenshawe. Newton is like someone decided to throw up some houses and a handful of shops and forgot to do much else. The park is fab though. Secondary school is shit. Apparently. Ex wouldn't send his kids there. Travelling from there to a nearby town I asked my then Bf where we were. "Warrington" he said with a grimace. "Sorry about that." Great transport links though. Oldest train station or something. Vimto is made there and Rick Astley is from there.

Don't know Grin. Says it's 3 miles from a train station. But you're on the right side of Manchester for Trafford or Stockport.

OP narrow your choices to 3, focus on those areas and look for houses on the naice areas of your preferred choice/ school catchment. Like a pp said upthread one persons rough is another's nice.

Ha ha, I know (sorry OP). It's the budget, 4-beds and closer to Stockport/Trafford quest that's making it happen.
