Neighbour stole our woodland?

Our DGrandad left me and my sister his woodland when he passed away a few years ago. It isn't anything that special (as in its not protected and hasn't any distinguished species) but does have a TPO on a couple of trees. It is a place that my sister and I visit occasionally and thought that perhaps we could use it as a place to "wild camp" with the kids this summer for a few weekends. Even had insipiration from what George Clark created in a piece of woodland in his series Amazing Spaces and thought maybe one day with enough money we could do the same.

Anyway, we went down there this weekend to have a look to see if we could maybe clear a patch for a good tent destination, Thought it be good to do this now before everything starts flourishing in the spring.

To our shock it's all been fenced off and there has been some very obvious clearing of trees and shrubs! We knocked on the nearest house to ask what's happened to our woodland and the couple that lived there informed us that they have now taken it as their own and have started keeping it in order for past couple months. They said that it now makes our land legally theirs?

Obviously we shall be seeking legal advice but in the meantime, can what they claim actually be correct?

Just seems so unfair? Surely that would mean I could just fence off any land and claim it as my own?

Option 3: MN goes down there collectively, chains itself to the fence and sing "We Shall Not Be Moved" and become the new Greenham Common style protest.

Clearly a winning option, I'm game. I'll bring the cucumber sandwiches and make some scones

They are talking rubbish, you have the deeds, it is yours. Show them the deeds and politely tell them to do one, they have absolutely no claim to this woodland and are complete chancers.

But the OP said she'd told them she had the deeds and they just said that they owned the land now, the deeds didn't matter. So showing them the deeds isn't going to work this time. Although, in most cases it would certainly be enough.

I'd just go the legal route and claim costs off the CFs. Joining forces with the neighbour sounds a good idea, and let's hope a 2nd letter, making it very clear they have no hope in hell of claiming the land, does the job..

Really, why are you letting the fence remain in situ? There is no question but that you own the land (and your Nice Neighbours own their bit) so why are you not taking the fences down, or at least making a sign(s) on your computer saying

Failing that, yes I'll chain myself to a fence, wave pom poms (and squeeze myself into sparkly pink hot pants if necessary) a la Greenham Common!

But the CF can't claim for adverse possession as they haven't had exclusive use of the land for long enough. OP has said they go there occasionally, so enough to nix any attempt at claiming, I'd have thought.

Weather is nice - you could invite the other neighbours that have also had a bit of garden stolen over to your wood for a bbq. Take photos to show you use it etc

I agree. I just read several different opinions so thought I would go to a law page to read the law and examples. I think CFs are just that - CFs and haven't got a snowballs chance in hell of doing more than getting a claim for compensation for the aggravation from TweetleBee!

I have whisky. Good for drinking around a campfire in the charming clearing I imagine to be at the centre of Twittlebee Woods. I dont do canvas though - is there a nice b&b nearby OP? I will go and sleep there and wake everyone up in the morning with some nice coffee!!

Ooh, if we're talking glamping, I may come along to support the cause too. Can I bring my dogs and walk them in Twittlebee woods (I promise to pick up after them). I have a bottle of sloe gin left over from Christmas.

We don't need a B&B, we can just go and annex the CF's house and claim ownership for the People's Republic of Twittlebee Wood. It's totally legal.

Pooh, Twittlebee, I too have a lovely canvas tent and am a dab hand at all sorts of campfire cooking.

I also have modest amounts of bunting.
