Would the layout of this house put you off?

And if you were being really picky, what work needs done?

Does it having two bedrooms upstairs and two downstairs make it less attractive or desirable?

I like it. The kitchen and the bedrooms appear to have good sizes. There is good light coming in through the windows. If you have small children it could cause a probblem if they need you at night and you are on different floors, but otherwise I don't think it will be a problem.

My first thought was yes, for our family. We are a family of four in a four bedroomed house. In fact we do have a bedroom on the ground floor but it’s our guest room, used as a study/snug as well so that’s fine. The three bedrooms we use are all on the same floor.

I did think well, you could say it would be quite attractive to a family with teenagers to say that the snug and two bedrooms are all together. This is true but unfortunately that would then leave a bigger room spare upstairs for us which would be a waste.

Also, I would prefer to have the bathroom upstairs, not just a shower room.

I am sure it works for some families but for us, I wouldn’t look at that layout unless there was another factor (the location, or bargain price) that made me rethink. I don’t know anything about the NI property market so can’t judge whether it is a bargain for the area, or whether it’s a common layout in that particular location.

I think it looks lovely although I'm being very slow what does eaves and robes mean?

If anything the ground floor bedrooms could make it more desirable for families with disabled members of the family or perhaps caring for an elderly relative. It looks great to me!

It looks nice but yes having 2 of the bedrooms would put me off. I have small DC and would not want to sleep on different floors from them.

Yes for a family with 2+ kids it would be offputting, you’d have to sleep on a different floor to your kids so that limits your resale market somewhat.

Also having the bedrooms at the back overlooking the garden is a bit odd. If you can manage with 3 bed I would turn the snug into a bedroom, knock through the 2 downstairs bedrooms and have a nice big lounge overlooking the garden.

The house is nice just the layout is not quite right.

That’s a lot of house for your money and the layout wouldn’t bother me. I suppose it depends on the size of the family moving in.

I like it. We only have one child at the moment, so would be happy with the two bedrooms upstairs. To be honest, no plans to have another, so the bedrooms downstairs would be a guest room and a man cave!

I wish it was in our area Grin

How long are you planning to live in it? Unless you're regarding it as a temporary step on the housing ladder, then the most important thing is how it works for your family.

Work out where everyone would sleep, then see whether you mind having only a shower room on the first floor. Don't feel you have to use the rooms as stated. Basically, houses have bathrooms and kitchens, then an assortment of other rooms, of which the first floor ones are called bedrooms, and the groundfloor ones are called whatever the estate agent thinks will sell the house best - in this case they've gone for 4 bed and 3 recep rather than 5 bed and 2 recep.

For the person who asked, robes are places to hang clothes in. The first floor is built into the roof, so has sloping ceilings, and where the ceiling gets too low, it has been partitioned off to make cupboards in the eaves, where the roof comes down to meet the outside walls.

Depends on the ages of the children.
Maybe not when they are very young but OK if school age.
All the room sizes are very good, even the ones in the eaves.

The chalet bungalow is fairly common in areas surrounding Belfast, so the layout won't be unfamiliar to buyers

I like it. We've got 2 doubles upstairs (and a box) and one 'spare' room downstairs. Our plan was to move us downstairs once we are 'old' but we are currently considering moving down now and letting DD have both the upstairs rooms as a bedroom and 'den'. If we had 2 kids it would be a no brainer. That's with older kids though, I can understand those with pre or primary school kids not wanting to be on a different floor.

My issue is that the bedrooms back onto the garden which I think should be off living space. Bit of rejigging and it might be possible.

It will look smaller when you see it. That's quite a distorting lens they're using - in some of the pictures the Aga seems about 8 ft long

I like having the children on the same floor as we are at night so it wouldn’t work for us.

Ballynahinch is lovely. The house seems a bit cold and I'm not sure about the back garden. However it ticks many boxes for me.

It wouldn't put me off as it has loos on both floors (stairs when I'm half asleep and desperate for a pee aren't great). If you had two very young children who might need you during the night it might be a pain for a while. Lots of modern builds are over 3 floors with the bedrooms over the top 2 so no real difference to that.

I like it. We've been looking for a 4 bed detached, and it's bigger than any I've seen at that price. We're looking closer to Belfast, though. Ballynahinch is a lovely town, too.

Work needed done is make the kitchen warmer. Put a tree in the garden, apple will work well.

I don't like the wall to wall cupboards in the bedroom.

Bathrooms are gorgeous.

I think it could be perfect for family with teenagers - the snug could be a gaming room.

Or put the kids upstairs, and parents downstairs and use the snug as a dressing room.

One thing I love about NI - our house prices!

Monger Oil heating is the norm in Northern Ireland as there is no gas central heating unless you have canisters outside the house.

Lovely and wouldn't put us off with a family of 4, kids 10 and 7. I'd put the youngest upstairs with us in case he needed us during the night. Lots of storage and parking, you could even use the snug as a fifth guest bedroom if needed.

I wish this was near where I live - I’m currently looking for a property with exactly this layout (disabled family member so need bedroom and bathroom downstairs) and am really struggling to find one!
