And if you were being really picky, what work needs done?

Does it having two bedrooms upstairs and two downstairs make it less attractive or desirable?

It would be perfect for us ... 1 child so sleeping upstairs and use downstairs as craft room for me, music room for DH and room for DD! Think it could work for older children too but not little ones - I wouldn't have wanted under 5 on a different floor to me.

It's nice, and I like having bedrooms that look over the garden. But it is difficult to sell a house that has 2 of the bedrooms downstairs. Would be great for elderly relative or to rent part of the house out (you could turn the snug into a separate kitchen, and you would then basically have a flat to let out).

I think it's a bit of a marmite house tbh.

As pp's have said, the layout could work brilliantly for some families (teens, anyone who has an issue with stairs etc) but equally it's going to put a lot of people off with young children.

If it works for your family then the only real issue I can see if with re-sale as it's a property that will have a reduced market and that's likely to impact value and how long it would take to sell.

To a degree that should be reflected in the current value however.

Wow it's great value for money! I'd snap that up. You'd have to spend over 450k here to get anything that good. I could learn to live with bedrooms downstairs. Garden is lovely to! I was expecting to see one of those odd new builds. If you have any doubts then you need to trust instinct unless you don't plan on living there very long or you have the ability to learn to adapt and eventually love it as a home.

I like it!
I love the open plan yet separate layout of the lounge, diner and kitchen.

I would add a door to separate the downstairs bathroom and bedroom area.

The bedrooms could be configured dependent on Family age and size.

Eg teens have snug and bedrooms etc cut off with door and adults upstairs. You could make snug a third bedroom if you have 3 children and make bedroom 2 a study/guest room. Just having a shower wouldn't bother me.

Or

Adults have downstairs 2 bedrooms as bedroom/dresser/study.
Snug is kids room and kids have upstairs bedrooms.

I grew up in a house like that from around 7. My parents never had any problems with being on a different floor and it was perfect when they were elderly. It was a pain as a teenager as they always heard the front door, being next door to it! I didn't have any problems selling it ten years ago either - had buyers queuing up as it went for well over valuation.

I really don't see the problems either with bedrooms at the back (isn't that normal?!) or with having ground floor windows open at night provided you've got locks. I live in an old house with NO upstairs with no trouble, or mains heating.

My friends had a house like that. The kids had downstairs and the upstairs was ‘adults only’.
My reservation is the lack of storage downstairs.
Where would you put the ironing board and vacuum cleaner?

I like it - its very similar to my house in fact!
We have the room that is listed as the dining room as our bedroom, the back left bedroom is our den leading onto conservatory and the bedroom to the right isn't there in our.
My 2 kids (8+9) have upstairs to themselves (2 bedrooms, music room and table football/storage room)
We have no problems being on the floor below the kids, can still hear them in the night if they are ill ect and the bonus is we can lie in bed and relax in a morning at weekend and they can get up, put tv on and make us breakfast in bed if we're very lucky and because we're on the ground floor can keep an eye on them without getting up!
My main bathroom is downstairs too - never been a problem. xx

I like it, apart from the oil heating.I'd belooking into solar energy and running at least some heating from that.
Don't know about the layout, it's best to live in it for a while first and see what you think would work better.

I like it - there’s a lot of house for the price. The garden is a bit small for a 4 bed, but not everyone wants a big garden.

I rather like it, it has potential.

Not fussed about the decor, that's just cosmetic, and a bathroom downstairs wouldn't bother me as I lived in a terrace with a downstairs bathroom for a long time.

I have two teens, so would be happy to give them the downstairs bedrooms, and save one upstairs as a guest room.

I like the layout, it gives loads of flexibility for how you use the space.

I can see that families with very young children might not be comfortable with their kids sleeping on a different floor from them, but for older kids/teens it's ideal. You could have the teens nicely sequestered at the far end of the ground floor!

Lovely house and Ballynahinch is in a good spot for travelling to Newcastle or Belfast. I grew up in Saintfield. 😁

I think it has great potential.
I think the colour scheme is very drab and huge corner suite overbearing.
There are advantages to having bedrooms on different floors when your children are older.
All in all it would be a yes from me.

I love it, and can’t belive the value for money in NI!! A few changes I would make if money was no object, would be to move the bathroom to the snug and to increase the size of that downstairs bedroom. I’d open out the kitchen diner and change the way it goes onto the living area. I would, as pp said, do something about the wasted eaves space and, and make the garden nice and connect with the house. That’s if money was no object, of course! I’m getting carried away as in the SE of England that’s got potential to be worth a few million quid, so in my mind there’s change left after the sale. I do like the house, if buy it if I was looking in that area.
