And if you were being really picky, what work needs done?

Does it having two bedrooms upstairs and two downstairs make it less attractive or desirable?

Ok, things I hate, would change and things I love:

Love first; Its a very happy, bright looking house. The downstairs bedrooms wouldn't put me off at all (provided very young children wouldn't have to be down there alone) and in fact I think it makes the layout more versatile if you ever need to change room uses.

Hate: I detest houses that look like this and find them depressing (from the outside obviously) but it wouldn't be a deal breaker.

Change: The windows, they're awful and changing them could make the outside more acceptable if done properly. The kitchen, its very old fashioned and I hate fake Agas. They're basically a slot in 70's oven passed off as a 'range' cooker and given a high price tag. I loathe bending down to see food cooking and it's hassle to put things in and out, so I'd install tall units with a 90cm wide oven and maybe a steam one below or next to it if budget allowed. The drive isn't very nice but you could replace that eventually.

As the garden is small though, I'd also check that it wasn't north facing or NE as you won't get lovely afternoon sun at all.

Overall though, the outside wouldn't really matter if all else was perfect and the inside is so happy and light feeling and I like it quite a lot inside.

It wouldn’t put me off and it looks lovely. I wouldn’t like to have oil though. Although that’s common round here.

I love it. I would stick the kids (8 and 10) downstairs with the snug as a shared play / video game/ piano room. My DH and I would sleep upstairs with the other bedroom as a guest room/ study. Bath downstairs wouldn't bother me at all.
Maybe when the kids were little, I would have preferred all on one floor, but not an issue now. Need to find a job in NI and It's mine 😁

I'm not mad keen on the shape of the lounge/dining room with the weird fireplace sticking out. I'd prefer that to be just a square room.

Otherwise it's fine and my dc are grown up so the bedrooms on two floors wouldn't be an issue. I like the fact that there are two bathrooms instead of one and an en-suite.

OP I live kind of near Bhinch (which is getting gas mains laid), I have t loved in a new build but have read and heard about them, one estate (different village) was built and is sinking into the ground, new builds now tend to have no storage, be terraced, have tiny rooms, loads of toilets, tiny shitty ‘gardens’. I’ve lived in ugly as fuck -from the outside- ex council houses from the 60s, they all have solid walls, can’t hear anything from neighbours, no cracking or poor quality builds, STORAGE for days, big rooms. My gross looking house is double the size of new builds, has built in wardrobes, huge space under the stairs, a wee pantry type of room and a wee garage. Wouldn’t go near a new build.

Ballynahinch is half an hour or less from Belfast.

i'd change the snug window to face the driveway.
then make an entrance that faces the streetside (to give it more curb appeal)

We have two bedrooms and main bathroom downstairs. Works for us because they’re not the bedrooms we sleep in - use them as office/guest room. Vague idea we can grow old here because we could live entirely downstairs. I guess for everyone who it wouldn’t suit because of young DC you’d find someone it did suit because of other reasons.

Does it suit you now? Does it suit your plans as far as you can see?

Awk I didn’t know that wee school was closed down. I suppose it’s a posh house now? I went to Crossgar the St Mary’s in D’patrick. Many many moons ago. I grew up beside Rowallen Gardens.

If you don’t mind me asking, what age are you? I’m 50 so my memories of Saintfield are probably different from yours. Were they still doing Santa at the Orange Hall when you were young? I wonder do they still do a Santa? Mind you, I hope they do checks now, so they don’t end up with another paedo playing Santa! Oh yes, that really happened. shudder

I’d never heard that about the Santa!! Shock I’m not sure if they’re still doing Santa in the Hall. I can’t remember going to see him. I’d say there’s no sitting on his knee nowadays if he is there! I went to the GB up in the church hall beside the library 25 odd years ago. And I worked in the oaks in Daragh and what used to be the Saffron on Main Street when they were owned by the same people when I was a teen. Can’t remember what the saffron is called now. My sister would know. She knows all the food places. Grin

We lived up near Larne for two years, came back 2007, I have forgotten how cheap NI is,our house in Hampshire is similar size and is probably in the £430k range.
