Hi guys! Wow I've just had a chance to come back on and noticed the last thread is full already?!

There also seems to be loads of people saying they're over it and don't believe me. That's fine, I'm not going to get into an argument with anyone. I had no idea that I would get so many responses when I initially asked for advice on this situation, however, they have really cheered me up through what has been a really crappy few days at points. Thanks all.

Sorry if ive pissed people off.

Anyway my Grandma has landed at the airport and should be with me in a couple of hours. It's not even that far away (she likes to take her time) Grin

I think you can write and get a note added to the Land Registry file? Or is that only if you have a charge on the property? That's wroth following up. You don't want inaccurate deeds lodged there.

You can sign up online to get emails if and when something happens regarding up to 10 addresses. You can add any address any time or delete if appropriate. I get a generic email every 6 months saying nothing doing on the addreses I have saved

Don't get too stressed watty.
Any buyers solicitor will have to do a local search and all the planing issues will be flagged up then and any buyer will run a mile.

Could you get a couple of these?

Lightweight tubular metal, 1.6m high, and they just push into the soil. £12.99 & £5 delivery. You could put in front of each door and cable tie a laminated sign to each one. The seller has lots of different designs.

I have never heard of people knocking randomly on doors when househunting to find out about the area? Definitely dodgy.

If it's only just gone on the market the chances are it's through the estate agents who may not have photo's yet. They'll have a list of people looking to buy in the area.

Good luck with getting those pics from the garden eh? The CFNs sound like they would probably not tell the truth to anyone and just hope they can wing it, the estate agents probably haven't got a clue.

watty way back at the start of all this I vaguely remember you saying you'd rented your place prior to purchasing it, are you still in contact with your original landlord would he/she/ they have any knowledge of next doors status or is it even possible they may own it . Either way you're doing brilliantly, stay calm you're in the right .

Ask your solicitors about putting a lien or restraint on the land registry. This registers a flag on any search. IAMNAL but they should advise. It makes anyone getting a mortgage on the place well nigh impossible.

Beachygirl, a few years ago some neighbours and I all received notes through our doors asking if we were looking to sell. I thought it was odd but it was a genuine request from a family wanting to move into this area.

It depends how long ago the flat was sold. Solicitors don't have to send the transfer in immediately and it can take a few weeks to update particularly if the LR have to write out for missing documents etc.
I wouldn't have thought you could add anything to next doors entry on the register as you have no monetary interest nor any rights over their property. Land Searches might show up the planning issue now but I'm not sure how fast these things are updated tbh. It has been a long while since I dealt with conveyanving or LR though.

spookle idea is good. Some way of putting a sign, with "Private property of flat xyz. No trespassing" or similar, right in front of the doors but without being attached to the doors.

Or even a sign also saying the door installation is illegal and will have to be reversed by a new owner.

Delurking as bought a house last year and it took months for the details to be entered onto the land registry check how much the other new builds sold for
And when we were house hunting I knocked on random doors to check out the areas. DH was mortified but got really useful info and made friends ahead of buying Smile

@WhatIsThisWatt here is the link to the stop notice your planning department should have issued.
I suggest asking for a copy if the stop notice along with WRITTEN permission to tape it to the patio doors, along with WRITTEN permission to secure the doors from the outside (i.e. From your garden and your property) to prevent access.

Also ensure that a copy of the stop notice is given to the freeholder, as they will be involved in any sake/rental.

Beachy I have also known of people genuinely leafleting properties in the area they want to buy in and even knocking on doors. My parents' next door neighbours sold to one of those. I guess in these days of anxiety people may be less open to it but no agent fees may appeal.

OP, it's not a police matter. Trespassing is a civil matter, my DH says if you tell the police, you will be told to talk to British Heritage/planning with regards to the changes made. Cable tie the doors as has been said repeatedly. You are entitled to protect your assets/land/privacy and to feel safe in your own home.

If other people ask re flats, I think you should tell them what has happened and the potential massive expenses any buyer will incur.

WhatIsThisWatt it may be that as a developer they have contacts to sell off market but also when we were buying a house years ago, local estate agents would often let us know about houses before they came to market. It's very common apparently. I think it's called hot buyers, they can sell a house quickly for a good price without the expense of marketing it. Maybe that's why it's not online yet.
