London property costs London prices, end of.

Still want to know where skerrywind bought a house 20 minutes from the capital a few years ago that cost £200K, though. Pretty sure my curiosity will not be satisfied though...

Like the flat hesterton just linked - green space around, balcony, 3 doubles, separate toilet to bathroom (good for sharers). And West Hampstead is generally nice.

Hesterton I used to rent near there! I still have the chilli powder box bought from the local store. If I were to spend my hard earned money I'd go for that.

The one hesterton linked to is much nicer. And the transport links in west end lane are better than Kentish Town too.

A quieter location can be worth the extra walk to the station each day.

I've heard that having the council owning the building can be a real issue. I think there was one place where they made the flat owners put in double glazing when they redid the flats they still owned and charged them £13k or something.

Good amount of space for that price in that area.

Who owns the freehold? I would want to know how much service charge is and whether any major works planned.

Sorry, just seen it's ex-local authority. Good value. We had a 3 bed ex local authority in Peckham and liked it. Lots of space for money!

That location is great and Camden is a good borough. Lots of good suggestions already about what to investigate. HS2 is going to come from the west and terminate at Euston, so unlikely that's causing any problems.

I used to work on KTHR down at the Tesco end. One thing you should consider is the effect of the trains beneath your feet. We were away from the station and therefore trains had a bit of speed up by the time they went underneath us... we heard and felt every single train going through (and we were on the 3rd floor). I'd suggest spending a good 15 mins sitting in the flat being absolutely quiet to see if trains are OTT.

Just remembered... there are also a couple of "characters" you encounter frequently on that road. Smile

Check and double check the lease esp ground rent and service charges. Ask if any major maintenance is planned and what your contribution would be.

Mortgages on high rise can be difficult to find. From memory the cut off used to be around 11 stories.

OP that flat is on a busy road and the area used to be quite lively in the evenings especially on weekends. I used to live just up the hill near Tufnell Park Station. I liked the area. I think it is a bit cheap which would make me nervous that there is an issue.

London isn't just north of the river... in my bit of SE London you'd still get a 3 bed Victorian terraced house for around £350k but you'd be looking at an hour's commute to work if working in Zone 1.

The flat looks ok to me, reasonably good condition so you'd be able to move straight in and the location is really good for transport. Probably a bit noisy but flats always are.

Im a londoner. I know that area and others well. I really recommend you have a serious look at other areas where you could get a garden flat for that price.

Where are you working? Look at deptford new cross etc. I have moved to south east from north and it is so so much nicer here ..better parks and actually great transport and friendly people!

Kentish town is seriously des res pricey area i dont understand why you would pay all that money for a pokey place above shops on a noisy road.

In zone 2 and 3 you can gey better.

The whole of Camden is massively overpriced for such a grubby urban area. Its because its well known and also because it neighbours v expensive places like primrose hill and regents park.

But thr truth is there are many much nicer parts of london that are cheaper.

Also. If you dont need a lodger i would get the best 2 bed you can in a nicer area.

Have a look at E2 . You could buy right on the canal in v trendy Hackney with that money...do you know the Broadway market area?
