It's really nice but why do they say it's a buy to let opportunity? To me that indicates a problem that means an owner would not want to live there, e.g. noise from neighbours above or below, social problems in the building.

I lived at the top of Leighton Road for many years.
I wish I could still afford it!
That seems quite reasonable for a flat of that size and location. Its very near the tube.

When I say 'reasonable' I mean in the context of ridiculous London prices.
I would be surprised if its on the market for long.

The bathroom is nice, the kitchen is fine and the living room is nice and big.

The bedrooms are small though. Even the largest isn't that big and the smallest one is tiny! You'd just get a double bed and not much else in there.

Do the people that post "Come and live up north in a mansion!" genuinely not realise the idiocy of their comments?!? The mind boggles.

Anyway, first flat is ok but I don't think the smallest of the bedrooms (narrow one) would be easily rentable - you wouldn't fit a double bed in I think.

Second flat much nicer and in much better area. Just a shame it's over a mile to the nearest tube. Would you be able to commute from the nearby NR stations?

Is there any public parking for deliveries (I'm thinking British Gas/Currys/Ikea deliveries where they aren't going to want to park miles away and carry things)

It is a pretty good flat , ignore the rather meh blue.
And Envy being so near a station.

If you do rent a room though , they might want/need the bigger room. Could you and your sibling cope with the smaller ones?

Mussel hill/crouch end has notoriously bad tube link. Have to get a bus to tube station.
skerrywind where on earth do you get a 5 bedroom semi within 20 minutes from central london for £200,000. Central London defined as Marble arch - not possible.

Flat in Kentish town looks spacious and bright. Incredibly busy road with 24 hour shops tho. Find out if other flats are privately owned or Local authority. Makes a difference to service charges and stuff.

I'd also be looking at service charges and responsibilities - I noticed the apparent lack of double glazing. And it also seems like it might be a flat roof - and although leaks wouldn't affect you shared higher maintenance costs might....
Also - I'm in Scotland so don't know how it relates.
But I've noticed recently that the council in a nearby city has been refurbishing flats - a great big tower block and smaller blocks - they have been reroofed, double glazing fitted and also had external insulation - made more energy efficient....
But with the council tax freeze councils here are struggling -cutting back. So it seems odd that they are doing this unless they have some incentive - or they are being forced some way to improve their stock.
I know at least one of the flats in the tower block would have been privately owned -(about 15 yrs ago one was for sale - for 7.5K -it is a bit of a rough area.) But I did wonder if the private owners had to contribute and if so how much ...(and if they had had double glazing fitted themselves did they have to get it replaced -all the windows seem the same)

You might have problems getting insurance because you are above commercial property - that might be why it has been on the market for so long?

I think it's a good size for the money. Could do with an update.

Probably not the most peaceful location with train and tube noise 24hrs a day and traffic.

Cheap? OMG!! For a crap flat above shops? I live is a huge 5 bedroomed semi with garden 20 minutes from the centre of the capital. Cost me £200K two years ago.

I'd worry about it being above a commercial property - can be issues with mortgage and insurance. Not insurmountable though. But as others have said I had a friend who rented on this road, above a shop and the traffic noise was horrendous.

Quiet roads are so important to lots of buyers.

It's on the cheaper side but I don't think it's crazy cheap for Kentish Town.

Personally I'd spend my money on a nicer two bedroom in the area off the main road and forget about getting a lodger. I wouldn't have thought you'd be able to charge a lodger much for a bedroom in a flat like this, with the living room/kitchen/bathroom shared with 3 people, plus potentially overnight guests when you or your sibling get a boy/girlfriend.

Love the area though.

I think it's bloody insane that you would pay that just to live in that area when you can get a magnificent house in a good area up north.

Commuting time would be a bit shit though. I'm not going to mention the cost because any fule kno we can afford that in London #moremoneythansense

Ex LA, so you would need to check about service charges, upcoming work etc. What percentage are owner occupiers, BTL or LA tenants? I wouldn't like the noise and people hanging around from pubs, betting shops, late night supermarket etc. plus fumes / noise from road. How is the entrance / stairway, would you feel safe coming back at 1am if someone unsavory was hanging around?

Just Rtft - I love about half a mile from that priory road flat. Agree - the transport there isn't great, but it is a lovely area. Or try the Harringay ladder - great transport, loads of lovely Victoria stock. Buzzy but quiet roads. We love it.

I like it, but I have to wonder about the price and how long its been up given its size and location, especially as it seems to be in catchment for some good schools, have you been to look at it? Things I would want to check are the noise/pollution on that road, can you have your windows a little open in the hot weather? and the entrance bit, because I suspect it could have something to do with the price, I live in flats on a main road and the bottom of our stairs always smells of wee because its secluded and between the pub and train station.
