Public rooms are how "living areas" are described; so you may see an advert for 3 bed 2 public. Can describe rooms used as living room, dining room, playroom, office etc. Doesn't include kitchen, utility, bathroom or hall. I think the idea is to offer flexibility to the buyer.

It depends on where it is in Scotland. Also they have the 'offers over' system there - it could easily go for £200k plus.

We're relocating to Scotland, hopefully next year, to be closer to DP's family.

I'd like to live in Edinburgh, but DP wants somewhere out of the cities while the DC are still young (left to his own devices he'd have us moving to the wilds!) but we can't afford Edinburgh so looks like I've lost that debate!

So I'm researching places not ridiculously far from Edinburgh, for work, and ideally easy to get to Glasgow to visit family also. So far I like the look of Stirling and understand Falkirk and Musselburgh would make a lot of practical sense.

Denny and Bonnybridge areas are a good compromise for relocating. In the middle of the central belt betweenGlasgow and Edinburgh and super near Stirling. House prices are unbelievably cheap there too. We live in Falkirk and the house prices there are amazing compared to Edinburgh and even the suburbs like South Queensferry or Kirkliston and only 10 minutes down the motorway.

Oh to answer your original question, that agents pictures are always awful. I can't see why anyone would use them unless they are cheap! When looking for property here, most agents are fine if a little slow. Paul Rolfe agency are hard work, super pushy and full of shit! McEwan Fraser are huge but very slow and unorganised. All of this is just my opinion by the way!
