Name changed just incase.. Long term poster.

We've made the rookie error of finding a house we love in the village we've been planning to relocate to.

Cottage in Cornwall has been on the market for a week - not a sausage.

It's priced well (189K), 3 bed, lovely views, 10 mins drive from sea, peaceful village, no-through road, brand new woodburner.

I can't see why no interest.. Am I expecting too much in 7 days?

Did you buy the property last year? That combined with the lack of any personality in the photos would make me wonder if you bought it as a rental property. Not that there's anything wrong with that.

I agree with PP about the photos being a bit depressing. The garden looks nice though - you should maybe make more of that.

For me, Homebird the main issue with the pics is that they are portrait so taking them from up high becomes even more exaggerated, making the rooms look pokey, not cosy. They should be landscape, at the very least, if you don't have access to a wide angle lens. I've sold a 'cosy' terraced cottage (much smaller than yours), and a bungalow with a kitchen so small there were only two fridges on the market narrow enough to get in it, and I've taught filming and photography; I can see the potential, but serious house buyers will skate over these photos. Look online at what the big local agents do and try to emulate that.

The photos aren't doing you any favours. I thought the lounge was tiny until I looked at the floor plan. But I think to have no interest at all in the first week you have to consider whether the price is right in the current market.

I think you need to rethink the decor it looks cold and not cost considering it's listed in a cottage. Maybe take some furniture out?

OP, it's overpriced. If there's no interest it's because it's overpriced.

A shitheap will sell quickly, if priced right
A palatial mansion will sell quickly, if priced right.
Your house will also sell quickly, but for no interest in first week, that means that it's overpriced.

But what gave they actually sold for ? Those are asking prices . If they all sold for way under then you asking too much

I think it's just too expensive for the area I'm afraid. As mentioned, similar 3 beds can be bought for £100k within the area. Those who can afford £189 instead of £100k I think will want somewhere with a driveway or at least front garden for that extra.

I'm not sure fields nearby is a bonus there, theres load of fields, it's Cornwall!

Definitely better pics. I had to look through the pictures a second time to find the wood burner you stated - I would have missed it completely if I hadn't read your OP first. You need to make that more of a feature.

Agree with moving furniture out and adding homely touches in.

Add a big fruit bowl with lots of fruit on the kitchen side, and add a lovely tea towel or pair of oven gloves to the oven. Maybe even a tea tray on the kitchen side too, with a little vase.
Put some candles on the dining table, and put a cushion on the bench.
Light the fire for the picture. Get one of those stands with fire tools on to put next to it, and maybe a little basket for kindling.
Remove the armchair from under the window and place foot stool in front of other armchair. Put coffee table in corner at an angleand place tv on, and add a rug to centre of the room. Drape some blankets over the sofa - it looks a bit office-y at the moment.
Gets pictures on the bedroom walls, and lamps on bedside tables!

It just doesn't looked 'lived in' - you want people to look at the pictures and imagine living there. Imagining reading in bed, lounging on the sofa, eating at the table etc etc

God I'd so much prefer the OP's house to the one Tractor linked. Much much nicer kitchen, bathroom... well basically everything.

I think apart from the first pic, they are all OK apart from pic no. 10 which looks a bit like a bedroom in a rented flat (sorry!)

OH and I would be disappointment if that was listed as a cottage, it's a terrace house.

I agree that it looks a lot smaller than it is. When I checked the floor plan I was really surprised that you've got actual double bedroom proportions.

I think your house is beautiful and ticks all the right boxes for me including the price. However I'm on maternity leave and not in a position to buy yet. So we squish ourselves into our tiny house until next summer (shoot me now)

Ps my step mum is a mortgage advisor and she said the market always slows down this time of year and she doesn't believe it's anything to do with brexit

Not read all the replies sorry if repeating, but for me I'd be wary of buying something previous owner moving on from pretty quickly? ( July '15)

It took us 6 weeks to sell our house which was much longer than it had been before Brexit. Our agents and others said it was to be expected although it seems to be picking up a bit now, it's still a bit slow especially for the nice, done properties. The do-we upper bargains are going like hot cakes though.

Oh and we reduced after a week and got a huge amount of interest compared to the first week. We went from £x20,000 to £x99,500 which opened it up to a few more zoopla price brackets.

Echo what everyone says about needing new photos. The 2 of the Juliet balcony with different curtains actually seem like someone is trying to deceive people that there's more than 1, not saying your doing this.

I'm afraid I also agree with healthyheart, I wouldn't completely discount a house that had only sold the year before but my alarm Bells would be ringing.

The house on for £180k is more character fuel, but you are asking £9k more. The one on for £190k is bigger. The main issue is price. It always is if you are not getting viewings.

I agree with pps that the photos could be better. The living room should be before the kitchen and needs to not be an aerial shot!

Doing a Rightmove search for properties around that price I can see several have sold and are not as nice as yours or with those views.

I would expect it to show some internest.

Perhaps it is the fact that it is an on-line agency.

It's a very nice house with nothing wrong with it so it should sell. The market is slow though. My advice if you really want to find a good buyer would be to use a local agent and to ask them to price it "to sell". They will take decent photos and will know what to emphasise. Unfortunately, third bed room sizes and workshops dont make a difference to buyers so I would guess your house is only worth the same as the other house on your road ... and theirs is hanging on the market too. Be realistic. Good luck!
