Name changed just incase.. Long term poster.

We've made the rookie error of finding a house we love in the village we've been planning to relocate to.

Cottage in Cornwall has been on the market for a week - not a sausage.

It's priced well (189K), 3 bed, lovely views, 10 mins drive from sea, peaceful village, no-through road, brand new woodburner.

I can't see why no interest.. Am I expecting too much in 7 days?

photos are awful, it is not a cottage - it is a terrace...

it does have lovely features though.

floor plan would be great too.

It's a 15 min walk to town centre with mainline station, minutes' drive to A30, in catchment areas to good primary and secondaries Maursh

Haven't the days of EAs having reams of people on their books disappeared, in the age of RM?

What do you think happens when someone enquires about a property they've seen on Rightmove? They call or email the agent, the agent takes their address, phone number, email, inside leg measurement and then send them details of every vaguely similar property.

It looks like a lovely house. The lack of dressing it up wouldn't bother me at all. I'm interested in room sizes and how much I'd have to do to it (nothing btw), not flowers on a table or pictures on a wall. Your picture of the front is much better. Some of those photos are awful. The random high up one of the living room, some of them you can only see a very small part of the room (bathroom and bedrooms), the second one of the dining area looking really dark needs to go. There is already one of the table, that one just makes it look dark.

I'd be put off by walking straight into the living room because I had a house like that and wouldn't again. Some people are bothered by that, and by walking in off the street. Also I noticed the sold prices are quite a bit lower than your price and would wonder why too.

But the house itself is really nice. I'd guess it could be the time of year and a slow moving area so you may not get a quick sale.

If you had photos more like this one (down the road from you?): www.rightmove.co.uk/property-for-sale/property-61729823.html I think you'd have more interest - just compare the photos, all wide and open. It just looks far roomier.

Those houses were only 2 beds, much smaller and went to property investers who let them out.

Will definitely get some better pics done.

Maybe need to make it clear that it's £189,950 or nearest offer

Agree that the photos are a bit... bleak and soulless. Definitely not a reflection on what's clearly a lovely house but in the days of RM, people do a "virtual viewing" and will dismiss on the strength of the pics alone - without reading all the lovely stuff. Some of the pics look to be taken from an unnaturally high angle, too, which gives the feeling of a small space, IYSWIM. Also include, in the photos (not just map/street view), a snapshot map that shows how close to the sea you are.

Personally, I'd get rid of most furniture in that single (?) room and see if you can get a double in and then dress the house up a bit - no with clutter, per se, but just some homely touches whatever the fuck that means. Clean and warm is the feel you're after.

Get the pics right and your lovely house will get people in - then they're snared!

The whole 'cottage' thing.

In some parts of the country the word for a terraced house is.... cottage. Cottage just means 'small house'.

We don't often talk about farm terraces, do we? Or miners' terraces?

Just to add, that the one I linked to above is on for £180K and is a three-bed. It doesn't have as big a third bedroom as yours (I think) but does have a utility room, so about the same really. I'd keep an eye on how quickly it moves.

It looks like a really nice house, but better pics will help. I think time of the year is also important; I live in a town fairly nearby Smile and in summer, you have to step into the road to get past the crowds peering into estate agents' windows.

As its a village, could you change the title to 'nr Camborne'? People are obviously buying properties there, but it's probably not Cornwall's most desirable town if you're looking for out of the county bidders (neither is mine, but I'd still rather live here than nearby St.Ives!)

Might differ depending on location, but going off my in-laws' recent experiences of using a local EA in Devon, it was very much about knowing the local scene, having branches around the region and reputation/relationships. Again it comes down to who you think your market is. A cottage by the sea in Cornwall might appeal to someone in a city, as a second home or place to start again, but unless they'd been to your town and searched specifically for there, I don't think they'd ever come across your property. It doesn't even look that close to the sea from the map, but am sure in reality, if you know the area, it absolutely is. You might be fine using online, but if you don't get much interest in the coming weeks, I'd bet it's a factor, along with the other things pointed out above. Price especially. And think I missed your post about it, but someone above says that you bought the place last year, which never looks great to a potential buyer.

YY to better pics... Less cropping, I think people like to see things in context. Wide angle lens if you can? I'm astounded by how some EAs manage to make even terrible properties look beautiful! And yours is beautiful already - the pics just aren't doing justice.

We're better proportioned, our bedrooms are larger (especially our smallest which we use as a guest room with a double bed - there's is a single) We have a large outdoor workshop with power running to it. Our garden is much wider

If there are two Juliette balconys, which I assume there are from the pictures, where is the other. I had assume they were at the back of the house but the floorplan doesn't show them both.

Hmm I do think the pics are a problem.

We used Housenetwork last year, they took amazing pics, can't recommend the service highly enough, and maybe you should switch to them. They have a much more professional logo than those turtle people too. We paid £700 estate agent fees but that was their London package.

We also bought through them for the same move, and can vouch they're equally good for your buyers too.

I think it looks like a lovely little house. When we were house hunting, we had a very fixed budget, location and size in mind. I barely looked at photos, as I know they can bear no resemblance to the property. I looked at the floor plan and discounted anything that didn't fit our main criteria (3 equally sized bedrooms). Other than that, we viewed absolutely every property in budget and right area.

So, I would say that there is something other than your photos which are making people pass it over. The main one is probably the price. If there is anything else similar in your immediate area that is cheaper, people will look at that first.

I've just done a RM search for 3 bed houses in your postcode, and there are a lot for round £100 k. To a casual observer, this will make yours look expensive. If I'm going to pay another £85 k, I need to know what makes yours worth so much more (I'm not saying it's not worth that, just that I would want some reason why it's more expensive).

The pics aren't good IMO. The sitting room looks tiny in the photo, although I see on the plans it's actually a good size. But people might not bother looking that far. Other pics are also quite dreary looking (eg the one looking out to the french doors) and make it look quite dark and pokey.

I would get them done again.

So my suggestion is - make the floorplan one of the pictures! So duffers like me scrolling on a phone will see it there and be reassured Smile

The postcode TR14 is one of the most deprived areas in Europe. However we're one mile away from the town, separated by fields, in a tiny village with an excellent primary school.

A 3 bed up the road just sold for £185K, despite having the train tracks immediately above its garden.
