I know I probably am being unreasonable to ask random people on the Internet to find me a home but I am at a loss so hoping for some advice, inspiration and ideas (or for Kirsty and Phil to read this thread 😄)

So, we live in the south east, 20 mins outside of London. 2 children, 2 and 3 and twins on the way. Same sex couple. We would love somewhere with land (not a farm but an acre or 2) and to be close to somewhere vibrant / cultural. Must be an open minded non villagey feel as we grew up being the only gays in our neighbouring northern villages many years ago! We love the south east but it's way too expensive to buy what we need. Basically we would want a lovely property with some land just outside Brighton but we are not millionaires! So, anyone recommend where they live that fulfils any of these criteria? So far thinking maybe countryside near Manchester or Cheshire but really no idea! Thanks everyone in advance (goes back to wasting time on rightmove looking at properties way out of our price range and wondering if it is possible to get any more ginormous than 39 weeks pregnant with twins....)

Hebden Bridge/Todmorden area? You will get a decent sized property and land for your budget. Easy access to both Leeds and Manchester (I did the commute and not too bad). I moved to Leeds to be closer to family but I still miss Hebden.

Hebden Bridge is not far outside of Manchester, on the train line, very gay-friendly:

What about forest row area near East Grinstead, quirky village, easy access to Brighton. Is in south East but can get some decent buys round there

Hebden is indeed a major flood zone, partly because the area has a lot of rainfall. Remember also that this doesnt stop developers building on flood plains, adding flood risk to existing properties. This applies anywhere.

And a polite request if you buy land - trim the hedges twice yearly rather than just sticking an electric fence round the horse. This will cost you lots of time and money, but avoid pissing off neighbours who are struggling with your weeds and neglect. No doubt you get where this whinge comes from!!

I will prob be back tonight as the small village camping on my front tends to crush my lungs if I dare to sleep for more than a few hours (thank you giant twins!) thanks again x

Less than 20 mins from Norwich which is an amazing city, only 1hr 30 on the train to London. At the top of your budget but actually if you search on Rightmove you'll find something equally suitable for far less. I just went with your max amount and what an amazing property!

Closer into Manchester you'll struggle to get the land I think. Might be options in the villages around Warrington though.

Some parts of North Wales might be worth a look - Llyn peninsula for example.

That Ashton house posted by Essex above is great. The location is v useful too. Plus it is nearly Mossley which is becoming quite the hidden little gem with lovely cafes, yoga classes a plenty and brimming with tolerant young couples and a fast train into Manchester Vic.

I drive past it every day, it's near Lewes which is the lovely, arty county town of East Sussex. Tiny village near a bigger village with an amazing bakery, wonderful playground and good junior/senior school. Plus half an hour from Brighton
