Just that really. Bunch of rude, lazy, entitled motherfuckers who wouldn't know an honest day's work if it hit them in the face.

They'd screw their own grandmothers for a quick sale but can't be bothered returning a phone call/turning up on time to a viewing.

When we bought our first house I found them appalling - inefficient and bordering on dishonest. But I thought, ah, that's because they're working for the vendors.

Then we sold that house - and were actually paying the EA, we still found them (a different agency) just as inefficient and bordering on dishonest.

Saying that, we did find a good one when we sold our last house - so they're not all bad.

Maybe there is a regional difference in service provided? To explain, recently sold 2 houses, bought a flat and rented another flat (not all at the same time!) in different parts of Bristol. Without fail, each EA was professional, on the ball and did what I expected them to do. I wouldn't hesitate to use any of the firms (all different) again.

In contrast, had the misfortune to be involved (as a guarantor) with a rented property in London 2 years ago where the letting agents were a big chain that begins with F. Completely, utterly, incredibly frustratingly awful. To the extent that if I ever needed to rent in London, I'd almost rather live in a cardboard box than have to deal with them again.

The ones they abandon in the doorway of a block of flats long after the one flat they manage in the building is let, even though their office is next door.

Well, I'm sure the F you mention have contributed to the rough sleeping crisis in the capital West, but not in quite the way you mention methinks

We sold through an internet estate agent - very cheap, they did photos and arranged appointments, we did everything else. That's cos many of them use inventory clerks like me to do the work for them!

I used to think lettings agentswere the very epitome of shite wankers. But now I know more of them, and more about them, I have come to realise that they all have to grow a thick defensive bubble of 'Fuck You'ness' in order to survive.

Just this week I have been an unwilling party to:

1. A landlord screaming across an office that his 'fucking fridge was mouldy and you bastards let that happen, someone will pay...' the room was full of women, mainly under 30, 1 of whom had already arranged for said fucking fridge to be cleaned - as I had reported it the day before - but no, that wasn't good enough!!

1. Another LL refusing to believe he had to comply with various laws, deposit, right to rent, blind safety, smoke and CO alarms etc etc. Called them a bunch of fucking thieves.

1. A tenant insisting that the hole in the bathroom wall was there when he moved in... my paperwork and pictures were a total fabrication and I was a cunt! I look forward to seeing him at tibunal or in court!

So maybe, just maybe, agents are fucknuggets because we, tenants, landlords, buyers and sellers, make them so!

I had to cancel a valuation on our house today that I'd pre-arranged with 2 local estate agents as next door are having work done today and I'd forgotten. Hence dust, noise and generally lots of building work noise and vans. So, I thought I'd rearrange for a day when its finished, ie next week.

Explained to one I'd forgotten this was happening and would feel better if we could do this next week, no problem. Really nice, friendly etc. Second estate agent couldn't have been more rude. Put phone down when I called to reschedule. It wasn't short notice so I'm not getting his issues. Anyway, we won't be using him again.At least its good to know before we start trying to sell the house.

When we moved out of our apartment I was just getting last bits of stuff and were all set for the key exchange and last inspection, the agent brought 7 men with him who wanted to view.

I told him I didn't feel comfortable going through an inspection of a tiny one bedroom apartment with a load of men, whilst I was on my own and that they shouldn't be there in the first place.

Ah, but maybe the agents start that cyclical descent into hell Blanche.

Although it could be the landlords, I'll give you that.

Unless they are buying them themselves the offices are always full of thank you cards and flowers etc so someone somewhere is happy?

When we bought our house, the vendors estate agents asked us for £500. When I queried the invoice - bearing in mind we were buying - not selling, he said that the invoice was "a show of goodwill". . Needless to say, we didn't pay it.

Round here, EAs often don't show houses themselves, but hire "associates" on what seems to be a casual basis, to open up for anyone interested; needless to say they know less than nothing about the properties

What really drives me mad though is the double dealing, when they fail to disclose a potential buyer's connection to the company. No, actually I don't want to take a 40% hit on the price, so your friend can buy and resell it then share the profit with you ...
